Reston Station SkyScraper Siting Empty, Developer Losing Money

Damn the Reston developer who built that building near the metro must be losing tons of money. It's been empty ever since it built. I wonder how much it costs to have a new 12 building sitting empty for months.

Nobody is buying office space in Reston any more because the traffic is complete gridlock. 1 hour yesterday in Reston to go 4 miles. Ridiculous!

It's just going to get worse as traffic triples over the next 5 years.

All the new construction in Tysons Corner is the same. Drive by the condo/apartment buildings along Rt.123 near the Mclean metro in the morning and they are almost completely dark, with only the few units they have managed to offload with their lights on. Yet they advertise them as "going fast" and "almost at capacity". Ya, my ass they are.

The two large buildings along Rt 7
and the beltway appear to be vacant.

They are propably being bought up by the droves by the rich speculators waiting for the thousands of workers with high incomes jobs that Google and Amazon are expectred to bring to Nova. They will remain empty until sold as condos someday at great profit.

It's amazing how long developers will let buildings sit vacant. There were a bunch of speculative building near the R28/Westfields Blvd intersection and in the Westfield's business park that were unoccupied for probably 5 or 6 years after completion. In fact, some of them might still be partially vacant 12 years after construction.

Some don't understand smart business. Build today at today's prices. Set the lease prices high so that no one will lease the property.

This gives the developer the ability to amortize the properties over a calculated period as a loss, and allow the market lease price point catch-up to the desired high profit level.

So basically you buy the land, erect the structure, write off the expenses of development as a loss until the property can be leased.

When the value of the land goes up so the investors can borrow money against the property to develop new properties.

and so goes another cycle.

Plain and simple. It's developers that lost their shirts and banks now trying to recoup their money. Way overpriced in areas with congested traffic. Half the buildings in Tysons and Reston will eventually go into foreclosure. Lake Anne Plaza and Reston Talls Oaks centers are all almost completely empty.

Nobody wants to live in the middle of a traffic gridlock area. For $3,400 a month you can buy a nice house in Loudoun or a quick 30-minute drive.

This issue is all over the county. It's not just in office buildings there are so many empty warehouses too. I feel its not that far away that this county will be a bust like CA. To offset the revenue loss everything from taxes to fees will go up.

Amazon and Google will build their own facilities so they can meet their specifications for cabling, generators, solar, green etc... I'm sure they will be building where are the new data centers and tech companies are going in Loudoun.

Loudoun County has done nice a job of tailoring the environment towards yuppies. Plenty of parks, golf courses, lake\Potomac and craft breweries.

Wow, this must be what happened with the old US Army TRANSCOM headquarters building on Eisenhower Ave in Alexandria. The Army cleared out by 03' and the building went unoccupied ever since. As of Feb 2019, no lights on except in the lobby. It even got gutted and completely remodeled, but nobody is in there other than security guards. Weeds sprout in the parking lot but someone comes along and clears those out too.
