Yet another Mosaic?

Don't look now. There's another Mosaic coming at you.

Falls Church council approved development of the current George Mason HS campus into a $500M multi-use shopping, dining and residential complex.

The Little City Commons will span from Route 7 and I-66 to Haycock Road and back to WFC Metro (if WMATA approves).

In phase one, 276,000 square feet of multi-family apartments would be complemented by 40,000 square foot of grocery, 67,100 feet of retail, 175,000 square feet of senior (55 and up) housing, 126,500 square feet of office space, a 23,600 square foot civic music and entertainment venue, an 81,000 square foot full service hotel, 151,100 square feet of residential condominiums and possibly a parking garage that would be adjacent the new high school to serve both the school and the development itself.

Phase Two, the element further from the new high school, would include 6,400 square feet of retail, 265,000 square feet of office space and another 154,800 square feet of residential condominiums.

While I think it's foolish to build yet another Mosaic, the location here makes sense given WFC (although except for Arlingtonians, few people in NoVA use mass transit to go shopping).

The City of Falls Church has taken initial steps to enter a public-private partnership with EYA, PN Hoffman, and Regency Centers to develop a portion of school property to defray the costs of a new high school. The City Council approved an interim agreement at their meeting on Monday night. The proposed development, on 10.3 acres at the current George Mason High School campus, is expected to feature retail, office space, residences, a hotel, and civic spaces. The plan also includes The Little City Commons, an active and vibrant public space at the center of the development. A community meeting will be set by the City and , and Regency Centers for December. Download the redacted proposal on the City’s project website, www.fallschurchva.gov/WFC.

"Over the past four years, the City held dozens of public meetings to develop a vision for the 10 acre West Falls Church site as a vibrant commercial district that will generate revenue to help us pay for our new high school," said Mayor David Tarter. "After a thorough and exhaustive selection process, I am confident that the team of EYA, PN Hoffman, and Regency will be an outstanding partner to work with the City over the coming years to achieve that vision."

After a competitive process the began last March, an Evaluation Committee recommended the EYA, PN Hoffman, and Regency Centers Team to the City Council as the top-ranked developer. The City Council concurred with this recommendation with its action tonight. The interim agreement establishes a six month process timeline for approval of the Comprehensive Agreement, Special Exception Entitlement, and the first payment for the land.

Elements of the proposal include:

The project will serve as a gateway to the City, instilling a sense of place through the use of high quality urban design, including a thoughtful interface with the adjacent schools

Environmental Sustainability with LEED ND at the neighborhood level, LEED Gold for the office component, and LEED Gold for the multifamily rental component

Pedestrian-oriented streets and easy pedestrian, bicycle, and auto access to the site

Parking garages with spaces for offices, apartment and condominium residents, for hotel and retail visitors, and for special event parking for schools

Approximately 150-200 units of senior housing to allow residents to age in place within the City

Approximately 390,000 square feet of Class A commercial office space

Approximately 245 units of for sale condominiums and approximately 288 units of multi-family apartments

Approximately 40 affordable housing units

Nearly an acre of open space referred to as the Little City Commons to serve as a gathering place and venue for community events

Approximately 126,400 square feet of retail

Approximately 20,000 square feet for a possible music venue or other civic space and a high quality hotel with conference space.

Isn't that property still located in Fairfax County? If so then County land use regulations ought to govern what can and cannot be done with the property. Of course knowing Fairfax County they'd rubber stanp just about any development, especially if it was "walking distance" to a Metro station.

This is a no-brainer really. High School students don't need access to Metro, and that real estate by West Falls Church Metro is being underutilized for how much its worth. Might this become another Mosaic? That said, who wants to drive to Mosaic if you don't have to.

Obviously there are, but the bigger issue here is the long string of less than successful development efforts in Falls Church City. It'll be years yet before we can pass judgment on the high school rebuild and associated economic development project, but the history of such efforts in the area does not bode well.

That water sale just keeps getting more and more profitable for the Little City.


As for "great neighborhoods," it seems like there are plenty of folks willing to part with $1M+ to live there.


The Washington Post called Broadmont "the head of the class" when it comes to neighborhoods.

No ill-will toward Broadmont folks, but yeah, I can't afford it, not without major sacrifices to other budget line items (college savings for the kids, vacations, etc...). But for folks who want to own $1 million+ homes, and feed the property taxes. THANKS!

Only those willing to live on like a fifth of an acre. The place has otherwise become an overcrowded dump with declining household incomes. So many better places for those with a choice to go.

You're still stupid. Falls Church got $40 million at the time for a non-performing asset. Then they got nearly 40 acres of prime real estate that they are converting to into an additional $45 million. On top of that, the additional tax revenue that this project will generate will be an added boost to the city.

Here in the real world, where balance sheets matter, we call that a win. Only a envious little dipshit wouldn't admit that very obvious fact. You let your butthurt envy clout whatever rational thought you may have once had.
