But it does happen all the time every day.

Here's my advice: You are obviously dumb.
Therefore you will be arrested and convicted.

If damages and/or repeated trespass, Court could pass sentence on you as class 4 criminal charge AND/or civil damages award if civil claim filed, too; but almost always trespasser pays property owner damages and/or settlement lump sum, and obnoxious trespasser finally gets message that you shouldn't trespass and/or property owner shouldn't be messed with. (Some people learn the hard way.)

If judge sees it's a repeater (usually an ass*ole neighbor), idiot trespasser will be awarded a criminal record. Tah-dah! Trespasser would have to be stupid to get caught up in this kind of mess - why is it difficult for people to understand to stay off other people's property - are people really this bored? And, yes, stay off people's lawns. Court and police do not want to deal with these types of cases - but, yes, they will.

There are implied and stated exceptions that allow all sorts o people on your property without your permission. There are also significant restrictions on your ability to act in retaliation. That your home is your castle is a figure of speech, not a matter of law.

This comment is supposed to be enlightening, Einstein? Yes, firemen are allowed on your property if there's a fire. Yes, you cannot shoot someone for cutting through your yard (...but you can call the police, post signs indicating No Trespass (or equivalent), take pictures, and suebring them to Court).

Never arrested but certainly warned (in a good way). Self banned myself from all Maryland Casinos and upon self banning due to controlling my addiction they were very serious about no trespassing even in the proximity of the place that they would have to call the cops. Needless to say I've been 2 years sober due to the fact that scared me half to death and I don't want a record on my account

Maybe not a srudio, but still a tight fit. I kinda like my roommate. She doesn’t mind filleting fish and is very handy with ropes.
As you can see, we don’t land or much of anything.

Firemen and pretty much anyone else are allowed onto your property all day long. Mail and package delivery people, meter-readers, Welcome Wagoners, door-to-door salespersons, fund-raisers, poll-takers, process-servers, kids needing to call for help because their bike just broke down in front of your place. The list goes on and on to include almost all of those who would enter your property without criminal purpose.

Just read this 2017 trespassing court case on an incident in Falls Church. https://caselaw.findlaw.com/va-supreme-court/1856589.html


This case proves if your property has a sign that says "Private Property. No Soliciting. No Loitering. No Trespassing. Violators Will Be Prosecuted.", then even the police are limited to what they can do on the property.


Driving around Fairfax County I see many apartment & townhouse communities with similar signs. Observe for your self

Depends what kind of trespassing. Are you just hiking a pipeline right of way or crossing someone's property as a shortcut? Or are you snooping around a private facility that is fenced and warning signed? Big difference.

My neighbor took someone to court for regularly trespassing on his property. Ended up in Court. Don;t know the outcome. Some arrogant people here learn the hard way.
