That said, I've heard mixed reviews from fire fighters. Apparently, if a fire rescue needs to go in via the roof, a metal roof can be a hindrance, albeit this seems to differ by fire department and the tools/training they have. Also, I hear it can be difficult for rescuers to establish footing on metal roofs, and frankly, if my family needs rescuing, I'd call it a win/win that the rescuer doesn't fall off the roof.

Any fire fighters who operate in Fairfax County who can provide some guidance on this one?

In this county we have the tools to slice into a metal roof easily. We also have a sexist, half senile fire chief that we need to get rid of.

Metal roofs are super noisy in the rain. If you live in a neighborhood it will piss off your neighbors too. Forget about a metal roof.

Check with your insurance company on the cost of insuring a metal roof. Some companies won't insure AT ALL. Those that do are expensive. The problem is in a windstorm the roof comes off in huge sheets not on shingle at a time.

No, serious question. We're likely buying a house with a roof that'll last a year tops. We're choosing between a 30 traditional roof or an 80 year metal roof.

Outcome of fire rescue seems individualized to fire departments, hence why I'd like to hear what the Fairfax County Fire Department has to say,

In my opinion Metal Roof is a better option. I had it installed a few years ago, and I am really satisfied. The people who did it for me did the job in only one day because the roof was so easy to install. The people who did my roof also advised me to also install Bifolding Doors. It is good that I listened to that advice because now I have much more light in my house and it just looks much better. The roof is still standing and the only annoying thing about it is that it makes a lot of noise when it is raining, otherwise it is perfect.

As to the noise ?.. as a child i loved the sound of rain on a tin roof...as an adult at a country get away my Brother had way back in the day, nothing like making love with rain on a tin room... as to who does it.. just check them out.. make sure they are reputable.. i have seen lots and lots of Asians and Spanish putting on a roof,, can't say as i have seen many Blacks.. I have asphalt shingles myself.. have no idea how much the tin roof costs..

Insurance cost will go up because in a wind the whole panel comes off. Shingles its just a few. Some insurance companies won't insure metal roofs

You know you can get metal shingles? Asphalt shingles blow off easily and allow rain in to cause costly water damage. But properly installed metal standing seam metal panels are rated at 140, up to 180 mph winds.

I also hate the noise...

I prefer metal, and used it on my house and barn. It should certainly outlast me, which is all I care about! :D Here in the south, shingle roofs don't last all that long. A tin roof can be recoated (after many years) and nursed along nearly forever. I'm not sure why metal roofs cost so much. The actual materials aren't that expensive, and they go up a lot faster. I bought the materials, and did some of it myself, but chickened out on the high parts and had a local guy finish the job. I get vertigo, and 25' up on a slick metal roof is not my idea of 'comfort zone'. More by link https://aboveitallroofing.ca
