Stabbing Four Winds of Oakton Condos

Last night Summit Square Dr area of Oakton there was a stabbing. In a residential area, the Four Winds Complex. We have been "managed" by First or "Worst Residential" for many years.

I have fought with the board, and the property manager for years about crime increases and other issues. I am not pleased to be finding out that this stabbing happened last night, by a piece of stationary by my front door!

The stair removal and replacement project. Slumlord owners. Management that gets close to 400 a unit per month in condo fees. Section 8 housing close by. Property value drops, floods. Maintenance issues. Place sucks.

I don't think I EVER got a notice from mine regarding crime- and I have been here +15 YEARS.

if you look at the crime maps/read the weekly reports FCPD puts out, it tells a different story.

Just because the neighborhood LOOKS safe does not mean it is. There are crime troubles even in communities with 600k+ homes.

I mean, it's mostly petty theft kids and junkies hopping cars for their next herion fix- but i'd like to know and it sucks I have to go hunting down reports.

Condo owner only owns “air” within the walls of his unit.
Everything outside his door is Tenancy in Common and EVERYONE OWNS a share in that.
I used to live in a shithole in Cardinal Forest called Tivoli. Condo fees were managed by a company called “legum n Norman,” then this miserable lady named Cindy fired legum and started running it herself. This is when the property went to shit. I sold my 2bd 2 bath unit in 2002. Never looked back.
Tivoli was the neighborhood where all the west Springfield stoners would park to smoke marijuana.

You're paying for ~25 years of deferred maintenance on the Summit Square apartments.

When Orion Residential converted Summit Square to Four Winds of Oakton, they spent all the money on lipstick on a pig-type upgrades to convince the suckers that they were buying a Lexus when they really were getting a rebadged and repainted Kia.

On top of that, Orion bought in at the absolute top of the market, which started tanking right before they started selling.

Since they controlled the condo association board, they ignored residents' complaints about the decrepit stairs, choosing instead to slap a coat of paint over the rust rather than, y'know, actually fix them.

It got so bad that some of the condo residents called in the county, which threatened to condemn the property unless the repairs were made. Since Orion still had 40 units of the original 366 they'd bought, even after six years, they settled for $600K and transferred control of the board to the unit owners in March 2012.

Unfortunately, the actual cost of the stair replacement project was $1.4 million, meaning a special assessment for the unit owners.

You're still paying for that project, and likely will for many, many years to come.

Bonus: The conversion was such a clusterfuck that eventually Dan Gumbiner, the president of Orion, moved into the complex from Illinois to try and keep the whole thing from completely blowing up. He was also president of the condo association when the county started making their condemnation noises.

Also, it looks like anyone who bought into Four Winds early got majorly shafted on price, with a lot of the units still valued at tens of thousands of dollars less than they were bought for over ten years ago.

There's another side to that story.

The residents never complained of the stairs. They have no idea why orion is still in charge of their property.

The Orion property management is run by mexicans: who forced the sale of $1.4 Million for a stair case WITHOUT A VOTE. (this explains why the residents have no idea what is going on - because they are being ripped off)

We all know a staircase costs several hundred (wood) to several thousand (iron): NO WHERE NEAR $1.4 MILLION.




The poster is trying to cover up FOR FRAUD OF THE FAIRFAX COUNTY JUDGES, THE FAIRFAX COUNTY SUPERVISORS, AND THE MEXICANS RUNNING THAT MOB COMPANY.

Oakton= married couples who THINK they are upper class due to their salaries but both work and both have to pay the mortgage on a shitty 60's built single famlily home and stunt like they are rich but there is a 600k mortgage on the house, 100k in the car loans for TWO Audis or Mercedes- literally a million dollars in DEBT with no ASSETS (loans on everything and the credit card bills OMG)... like NEGATIVE NET WORTH yet they still out here partying like the Kardashians and remodeling their homes like they are on HGTV.....


... and if one of them loses their job they lost it ALL.....but they get to say they live in Oakton so they will defend it to the death. Especially since lower-class people are moving in now and they can't be the next great falls and they are mad. :)

I used to approve some of those mortgages. Their debt/income ratios were ALWAYS too high so i had to pull strings. They got their 800k bought at the peak of the market house they wanted though even though i warned them the monthly payment being over 70% of the husband's income meaning the wife would have to handle all other bills.


I warned them it was not a good idea/maybe try a cheaper house---when they already have 1k/month EACH student loan payments, 1500 daycare, 1500 credit cards and insisted they could handle that 3500/month mortgage and ALL the utility bills that come with a bigger house- they still signed up.

Glad I don't work in banks anymore I am just waiting for housing crash 2.0 right now so i can profit off these fools LOL.
