AMC Tysons closing at end of July

I have it on good authority that AMC tysons will not be renewing their lease (set to expire at the end of July). Tysons management is trying to raise rates 7.25% and implementing a 5 year contract when in years past they only offered a 3 year contract. Apparently AMC does not want to be locked in for that long, especially with the increasing rates (subject to increase up to 1.5% a year during lease, due to inflation) and is going to leave. The new terms also charge an additional advertising fee for AMC sign placement overlooking the highway (even though this was negotiated in original lease when they began).

Unclear if they will be relocating or just closing down.

CONTACT MALL MANAGEMENT AND TELL THEM YOU DON'T WANT AMC TO LEAVE! The mall has gotten too greedy with the addition of the metro.

I do not know where the OP got their information from. I am a close friend of Glenn Grundy (General Manager AMC) and he has not mentioned any of this to me. I have not heard back from him regarding this specific rumor because he is currently working, but I will be seeing him soon and will bring this up when I do. I am pretty sure they do 2 year leases and renegotiate at the end of January not July. ( Because that's when the holiday cycle ends).

I will bring this up with Glenn Grundy when I see him, but I don't think people should take this too seriously. Seems like potential misinformation, considering there hasn't been any formal announcement.

This could be some troll from Regal or Angelika cinemas trying to detract business from AMC. If so, that is completely despicable.

Once I hear from Glenn Grundy, I will update this thread.

Glenn Grundy?? That's the best you could come up with? I hope DC comics doesn't sue your for infringement. Quite clearly a rip off of the villain Solomon Grundy.

I will be sure to check this post again, after you visit Mr. "Grundy" in the sewers. Make sure he doesn't take a sword out of his back first!

Clearly the "close personal friend" of the AMC GM, is full of shit. No idea about the OP's credibility, or lackethereof. This could be true or not.

Malls are not finished. The distict advantage is they have products for immediate review, unlike online which can be risky. They also have immediate purchase unlike online which takes time for it to arrive.

There are still individuals who enjoy an evening or afternoon watching a movie on the big screen. Streaming just doesn't provide the full surround sound effects and rumble of the bass that a theater provides. Besides, sitting in those big lounge chairs is pretty comfortable.

Yes. It's more convenient to try out the dildoes in the store. With mail order you never know if it's going to be the right size, and some mail order vendors don't accept returns of used dildoes.

Malls in areas with lots of rich people in the surrounding area will be able to find replacement tenants for the numbers of stores on the decline to bankruptcy. Tysons corner probably won't be hurt that badly. But the rents are the issue. As the millenials population grows with their on-line devices with streaming capabilities overtakes the declining numbers of oldsters who grew up going to movie houses and still prefer to sit in a theatre, there just isn't enough cash generated to meet the increasing expenses of running the theatres in the high rent districts. You would have to have a neverending day-in day-out showing of new blockbusters to accomplish that 365 days of the year.

If you are still into mall REITS, I would not be hanging on to those much longer.

5 year term in retail is very short - 10 year is more standard. With the large capital improvements by AMC I would suspect they would be on long term leases/renewals with a termination clause if they need to get out. Theaters are among the most specialized and high improvement retail operations out there. 3 year renewals - I dont think so.

Does anyone have further concrete info on this? (OP or anyone else). I went to AMC today and it didn't seem on the verge of shutting down, haven't seen anything in the news either. I guess I wouldn't care too much if it did, my movie was way overpriced.

Some dude in this thread was talking about knowing "Glenn Grundy." Did he say anything about cancellation? Or is that some BS Solomon Grundy reference like the poster "Grundy???" said?
