Was it the large number of homeless in the area?
Was it the "murder capital" "city under siege" media labeling that assisted in keeping the area affordable for many?

Maybe all the undeveloped land dried up? The area near my neighborhood was one of the last undeveloped areas (Fairfax Corner).

Politicians have always looked out for themselves first and given less than a fuck about the average Joe. They used to try to keep an even balance in this area, as to not give away the fact that they craft laws and rules to enrich themselves, all the while bilking the system to do so. So these days the politicians have decided that they no longer care to give the impression that they give a fuck, so they openly financially rape as many people as they possibly can. Most of the properties in the Washington Metropolitan area are owned by politicians! They own so many properties that are over priced, so they can leave them at levels beyond what is considered affordable!

interesting question...

i would think it is a combination of things...

- rest of usa used to be more productive...so jobs in dc were not much better than factories, finance, .... around the rest of the country

- government wages tend to go up slowly while commercial is more spiky...commercial is better in boom times, but government is better in bust times...and we have been in an extended bust

- the riots and poverty blighted a lot of dc...takes time to come back

- government workers and contractors are overpaid ...great photo somewhere on ffu showing government parking lot in '70's vs now...plainer, cheaper cars vs the luxury brands that fill the lots now

i am in a well payed it position, but for techies government actually pays less but the benes and stability are better...but still wish they would clean up all the waste....

my agency could have it's budget cut in half and fulfill it's mission if that was the true incentive of the leaders

When the government started using contractors heavily, all the talented govies left and came back as contractors. You are paid much better and have adequate benefits. That trend has been going on for 17 years now, so there is a ton of wealth built up in the region.

Take a look at the growth of companies like Booz Allen and SAIC in the area from 2000 onwards. It's insane.

I was in the Government for 38 years(old system). I retired 2 years ago as a GS14 and went to work for a Defense contractor as a Subject Matter Expert. They practically doubled my salary that I was making as a GS14. Figure I will stay at my current job for a couple more years and just rake in the money or until the contract doesn't get re-newed.

That exactly it. Most people here don't work for the government. And the government pays crap compared to defense contractors. The defense and homeland security industry has boomed here since 9/11 and the Iraq war. The HS has spent about 5 TRILLION dollars on security and defense related to the middle east wars, and a huge chunk (if not a majority) of that flows right through here.

Sometime in the late 90s/early 00s this area became unaffordable for middle class Americans. 2 car garage single family homes in an area like Burke that were going for $250,000 in 97 were skyrocketing to $500,000 plus virtually overnight. Now it is true that the insane high prices have come down, but they are not anywhere near pre-2001 prices, even with adjustments for inflation...
