You know what it is, all the transplants from other areas coming here to Northern VA want the same style they had back at home.

Hence, the soulless, corporate facade same-style buildings you see everywhere else in the country.

The builders are cheap, if one style becomes popular (like the Tuscan style took over in building new homes) they will mass produce it everywhere they can make a PROFIT.

Follow the money- and the yuppie carpetbaggers who came here and think everything here in NoVA should be the same as it was in NYC/ATL/Vegas/Cali/etc.....

Oh, this condo will be built at the place where Peter Pan Restaurant was there.

I maybe sound a racist, but I smell oil money is behind these developers.

Look at Mosaic District in Merrifield. You will find many Middle Eastern there. The owner of those restaurants are mainly Middle Eastern as well.

I have seen the same type of condos/townhouses in Alexandria area, and I could tell that is the same developer created it. Just the same design.

In addition to that, there is another condo coming on Pickett Road nearby Thaiss park. Moreover, not so far away from that, ugly McMansion are built at former Nursery site on Route 50.

Yeah, too many housings bring a heavy traffic. I don't know if FFX county government knows what they are doing.

Yeah, it's the 'modern style' for apartments and condos, go to any city anywhere in the country and you'll see them being built like that. It's just the current trend, just like ranch homes and bungalows were the big trend in the 40s and 50s, and McMansions in the 90s and 00s. People complained back then, too.

Because there is not enough land to keep building single family houses. If you're a developer building a condo building there is no reason you would build a low end complex, a luxury complex will bring you much higher returns.

If you think this area is over priced you haven't lived around other major cities. Having lived in Seattle, Stamford CT, and the Bay area it's was a nice COL adjustment coming here. The salaries around here tend to be higher as well, which is why Fairfax consistently makes the list for highest income places in the U.S.

London is in a different country, so not sure what that has to do with anything.

Though the areas I mentioned have to do with this topic as they have higher costs of living than Fairfax County are located within the USA and most importantly I as a current Fairfax county resident have lived in the mentioned cities.

My plans for real estate domination have long been thwarted by low federal employee salaries. While the did get a lot better under Bush, federal salaries have lagged since, meaning that I have had to tailor my EVIL DEVELOPMENT PROJECTS to target private companies to move to the area (even those that aren't contractors) to provide salaries for my DELECTIBLE CONDOS.

Furthermore, as the great recession didn't effect growth here, more people have swelled to the area to feast upon my DELECTIBLE CONDOs, over rated schools, and stable employment.

Move to a city that's not overpriced. Those places exist. Cleveland, Indianapolis, Cinci, Columbus. Nice real estate there is priced for people who earn alot less than here and there's alot less housing demand.

Anyone familiar with the inner workings of the old Dart Group should instantly recognize the property developer. Combined Properties was a subset of Herbie Haft's master plan: he (and eventually his son, Ron) would open Dart Drugs, Trak Autos & Crown Books in run-down strip malls. At some point in the process, they would purchase the Hafts attempted to purchase the centers where their stores were located as well as other
distressed plazas.

As the Haft family imploded in legal battles against each other, Herbie died. Ronald (star of Crown Books & Total Beverages [Crown was purportedly a business school project]) continued to retain ownership of the real estate interests known as Combined Properties.

All of this is a result of Herbie Haft. Haft was a pharmacist. He began to build his empire by buying the pharmacy he ran in DC. From that success, he began dotting Northern Va with Dart Drugs. He even had a 24 hour Dart Home Center in Lake Barcroft. As I recall, that plaza is also a Combined Property. If rental revenues & occupancy rates fall, a condo/retail complex could be a good mix for that location too.

Fairfax Circle was a perfect flip. On one hand, the Arthur Treacher's closed and the "Sheep Farm" continues to drag down property values. On the other hand, Vienna Metro is in spitting distance.

This project doesn't come from an thing more unscrupulous than the Haft family. Of course, by some measures, that could be pretty bad, too.

The ffx board of supervisors recklessly approve entirely too many high density housing developments. We've had a traffic problem since at least the late 90s in nova, we have very little open space in ffx, I really don't understand why all these ugly condos keep popping up everywhere...

There are really only a handful of places that are as expensive or more than here; LA, San Francisco, New York, Honolulu, but the list is extremely small...

The DOW was under 10,000 in 2006 and it's over 20,000 today. Meanwhile housing prices have done just about nothing for over 10 years. People who aren't poor have investments they can sell in order to buy nice houses.

Thanks to QE, there has been a large PE expansion of the stockmarket. Underlying earnings haven't quite kept up.

I'm personally against selling something that earns me money to put into housing that is an expense, but a lot of people aren't.

Oh I agree that timing the market is a fools game, I'm largely a value/dividend growth investor influenced by Benjamin Graham. The current run on the market means that I have fewer choices among David Fish's Dividend Champions (the bluechip area is where I largely invest in as I'm looking to get rich slowly) as I'm loathe to invest in PE's above 20 as in my opinion the growth in earnings is not enough to substantiate the current market.

As a dividend investor I'm largely looking for a growth in earnings each year and a low payout of profits in dividends. The current PE multiples reduce my effective yield. For me personally I've been sticking more towards the cyclical areas among the dividend champions looking for value, but pickings aren't as easy as they were in 2009 when anyone would think they were a genius if they invested then and saw prices rise since.

As for quantitative easing, the increase in the money supply has suppressed interest increases making investments in bonds less desirable. This has pushed investors more towards stocks, in particular REIT's (real estate investment trusts). I haven't done anything other than reinvest my dividends elsewhere since 2014, as my REITs have soared as income investors have shifted investment into those areas.

Generally speaking stocks retreat as bond prices (or yields) go up, and the reverse happens as bond yields decrease. There's plenty of info out there in this space.

More money has been lost reaching for yield than at the point of a gun. I'm a total return investor, if anything I stay away from high dividends, I pay Uncle Sam enough in taxes as it is. I have some REITs in a backdoor roth, but it's a pretty insignificant amount given the contribution limitations. My 2 largest non index fund holdings both pay no dividends, Google and Berkshire Hathaway.

Sounds like you are doing well though, the best portfolio is whatever you're comfortable with.

Not to mention mixed-use, transit adjacent development will help with traffic. Condos are a bad investment for the buyer, but great for the landlord. You can pay off the condo, but you still have common area fees that jump higher and higher every year.

Same with HOAs, but they're a little better controlled, because there's a whole board of residents to stop the moneymakers in their tracks and scrutinize every increase.

They have the racket down perfect with timeshares. Eventually, the cleaning or yearly maintenance fee is like you never bought the thing in the first place. You can get a great hotel without all the restrictions of a timeshare and being locked into a large payment for one year a week. The whole damn thing becomes ridiculous.

Single family homes will appreciate better, but just because you aren't paying a monthly condo fee doesn't mean you're off free. Capital expenditures on a single family home isn't cheap, and just as the condo fee, the cost keeps going up as the house ages and renovation repair costs rise.

Over 15 years you're looking at,

1/2 of a roof job - $5000
Landscaping, Driveway, Deck, concrete steps, fence, siding, gutters, shed - $35,000

You can easily spend $40,000 over 15 years in just exterior maintenance on a home. That's not counting foundation, exterior doors, plumbing, main sewer line, main water line and lots of other things covered by a condo fee.

Condos work in the same way as the HOA in regards to boards and annual increases. If you have a bad management company, they will be fired and replaced.

With all that said, buy a single family home.

Somewhat Educated guess- holding out for higher paying tenants, because they want to recoup the cost of building it, not to mention the huge bank loans won't get paid unless they get paid x amount of rent?

Single family homes are a better investment but not because of condo fees. Like somebody else pointed out, it's just as expensive to maintain a home. SFH's are (usually) a better investment, especially in suburban areas like Fairfax, because condos only appeal to a certain segment of buyers. There's simply more demand for houses. If you're selling your one bedroom condo, you have to another single-person buyer. Your market is limited. Homes have a bigger market of potential buyers. Hence, a better investment.

Who is going to buy the baby boomer's 4 bedroom houses built in the 40's and 50's when they need to sell and use that money to live?

Millennials (and even some Gen X) have no desire to buy them, the new hotness is projects such as OP listed- scout on the circle-living in DC proper, or tiny houses.

I can't wait for the real estate market to soften around here (it will never completely crash, as in that 600k house now going for 300, but it could go down to 450 with softer demand).

Even millennials prefer to own single family homes, as previously stated above they are much better investments in the long run.

Good luck with that, I'm sure you were saying the same thing in 2012, meanwhile prices have gone up 30% since and interest rates have risen. Lets face it, you're too much of a pussy and too broke to ever afford a home around here.

I remember hearing the same thing when I went to buy my first home...in the mid-1980s. My friends thought I was nuts for buying an older single family home in a neighborhood filled with "old people" rather than buying a new townhouse further out where I could be with people my own age. And who wanted a yard that had to be mowed. Within a few years they got tired of their commute and wanted to start families, and suddenly those single family homes in nice school districts not too far from work started to look more attractive. Plus they realized there were benefits to having private space around your home to do things in.

I am not saying it will happen to millennials. However history has shown what young home buyers want today isn't indicative of what they will want 5-15 years from now. It is just as likely that what will be sitting on the market then will be the mixed use condo developments that developers thought would be so hot today.
