Someone explain please.

I remember a time when all of the above could afford their own piece of the pie in Fairfax county.

Hell, one of my neighbors growing up was a cab/taxi driver and even he could afford his own unattached home and he sent both of his kids to private schools in DC.

Then things in our area changed... Drastically.

Confuse-a-cat is correct. In my neighborhood of single family detached homes we have active and retired feds, a Metro police officer, an employee of a supermarket chain, some old-timers, some immigrants, lawyers, teachers, and at least one nurse. The market is what it is. The metro DC area has lots of higher than average phenomena. Here's one that is somewhat arcane, and you can judge whether it is indicative of anything--the pass rate for the Jeopardy screening test, when given in the DC area, is twice the national rate. There are a lot of smart, well-educated, hardworking, two-paycheck families in the area. Northern Virginia real estate has been a solid investment for decades. What do you think that means for real estate values? Hint: it does not mean they will go down.

So- those of us who work in the "Service industry" have NO chance of affording even an apartment on our own, we are forced to have roommates.

TL;DR if you make less than 60k/year in this area, you are screwed. One can barely rent an apartment with that! A house is a pipe dream when you are paying $1600/month for rent, $500/month student loans, $300/month car note, etc etc....and if you have a kid...welp....

Exactly. I went to the U. of Md. at a time when affordable off-campus housing was easy to find but those days are over. Drive through College Park these days on

No, most landlords can't even make a profit around here within the first 5+ years. It's actually cheaper to rent than to own in a lot of cases.

$500,000 home, $100k down, with a $400k mortgage is about $2,600 a month with insurance and RE taxes. Add in maintenance/repairs and your costs are about $3,000 per month.

Most $500,000 homes rent out for $2,400 - $2,800

Add to that constantly rising RE taxes, landlords are not just being greedy.

Police, firefighters, nurses and teachers live in my neighborhood. The cost of living is not prohibitive for them. Old saying: You can manage your money, or your money will manage you. Don't buy more car than you need. Don't go in hock for anything that depreciates. Don't consume alcohol. Don't smoke cigarettes. Don't use illegal drugs. Stay out of clubs. Make your lunch at home and take it to work. Your cost of living is not entirely under your control, but in those areas that are, you have choices.

The County Executive reports that the median house price in Fairfax County increased in price by 0.0% over the past year. We have noticed that the tax appraisals of homes at $1M level have been flat since 2010 - no increase in value. Increases in home prices are generally directly related to incomes (ignoring the one time effects of willingness to take on higher debt as a percentage of income e.g. late 90s, early 00s, and declining mortgage rates). As incomes stagnate (Social security cola has been 0% and Federal Wage increases have been very low - avg of 1% over past five years) and job growth in FFX County has been anemic - 0.1% in 2015 and higher wage Business and Professional Services jobs are still not back to 2012 levels due to sequester) home prices will come under pressure. Anyone who believes home prices can't come down is fooling themselves - a house down our street recently sold for $1.3M or $500,000 less than its sales price in 2008 (and it was well taken care of). This may be extreme but I think it is indicative of what is happening at the +$1M price point. That being said, a PP's comment about the rise of two earner families is responsible for a lot of the increase in prices for housing in this area. It won't last, especially if Steve Bannon is successful in cutting the compensation for Federal workers and the contractors...

It's not about being poor or rich, my point was teachers, policeman, fireman and the like can afford homes in Fairfax County. It's quite apparent you cannot, maybe one day. Until then there is P.G County or Fredericksburg, you may be able to find a nice little condo with your $30k annual salary and 3.5% down payment.

Free Market. Supply and Demand. The DC Metro area has a large percentage of its population engaged in government work of some kind, which by extension means stable salaries and the expectation of steady employment stretching out decades. There have been years without across-the-board pay increases for USG employees. Within-grade increases for many feds means there were still new dollars going into the local economy every year. Everyones' household budget encompasses mandatory spending and discretionary spending, just like the USG's. Anyone can take a couple of hours to document spending over the last three months and identify unnecessary purchases, then take steps to eliminate the non-mandatory, re-designating those for saving. An honest effort at disciplined budgeting ought to show results in 3-6 months. For further information, the public library has loads of personal finance books and magazines available at no charge to you. Michelle Singletary's columns in the Post are always worth reading. Taking charge of one's personal finances and watching assets grow is much more fun than wailing about the cost of living.

Not everyone can be a highly-paid government contractor.

So for those of us that work in the service industry, we get a hearty "fuck you" when we ask for affordable housing for us to be able to live close (within reason) to where we work.

THIS is the crux of the problem- illegals have taken over any and all lower-income housing situations- so us AMERICAN service workers have no shot at getting said lower-income housing, so we are upset the higher-ups who have the power to get rid of the illegals so we have a chance to live to do NOTHING.

They are happy to have Paco work for them for $10 an hour, look the other way when Paco and his 8 friends overcrowd the lower-income apartment/townhouse/housing communities pooling their money to work together, then poor Mark can't make it because he cannot compete with said illegals- since he requires $15 an hour to raise his family and his family preaches "bootstraps" but Mark doesn't even have 3 friends to split the rent with- because his friends are all in the same boat.

Can't win for losing...

Even if they DID create a new apartment complex of strictly low-income housing here in fairfax- the Illegal Hispanics and Muslims would find a way to take up all the apartments, leaving none for the low-income white or black person who was born here.

Look at ANY cheaper complex in Fairfax- and that is what you see. Wall to wall hispanics and muslims.

They also invade jobs in the leasing office, and advertise "se habla espanol" and "burka burka" so they can continue to funnel all their illegal friends in, charge them a bit more rent than the advertised (or even a small "finders fee" that goes right in the leasing agent's pocket) for the chance at a brand new apartment with their "off the books" income (no respectable management company would accept their fake paystubs and w-2's which is why you don't see populations of illegals at the nicer complexes), and of course they will live 10 to a 2 bedroom and it will be run downhill VERY quickly.

Of course, if a white person tries to sue the management company, they will quickly cry "discrimination" and they will back off, not willing to fight the legal battle that will ensue.

The ONLY way a white or black native person will have a decent living situation is to simply pay more and rent in the nicer communities, having roommates if necessary.

Feds haven't gotten much of a raise in recent years so its hard to totally blame them on rising costs.

Fairfax requires a large number of housing units to be set aside for low income residents. If you get into that program and purchase a home, you can only sell it to other low income people at a much reduced cost.

Um. no. they cannot rent a room for $500. Maybe $600. And if you have kids forget it. I help the homeless, and nearly homeless search for housing every day. Most of them are not black. A lot of them are white, with drug issues or mental health problems. Teachers barely make it around here. If they are living in your neighborhood, then there are other circumstances. They are married=dual income, they bought the home 15 years ago. They had help from a relative with down payment, they had zero debt and no kids. Or they participated in a program that helped them qualify. Teacher salary starts at like $56K. So, maybe after working as a teacher for 5-10 years they are able to afford to truly make it in this area. None of what was mentioned on this thread resembles the real life situations that I see daily. There is no high percentage of any particular ethnic group that is worse than the other around here. If you think it's all muslim, or blacks, or whatever, you are very naive. There are people with graduate degrees in IT, law degrees, and many other fields, and something happens like medical illness or divorce, or domestic violence and they lose everything. It's a high percentage. It's not just a few. Many, but not all, are white American kids whose parents just dropped the ball. These kids have entitlement issues and have no idea what it means to work hard for something. Maybe their parents passed away, or they are on drugs, or maybe they are also very poor and can't even help themselves. Most don't even aspire to get out of poverty because they don't see it as an option, its like speaking a foreign language, it's not in their vocabulary. But yet they want to stay in Fairfax County. They refuse to move to a place they can actually afford, because they are getting free help here. They have no idea that most of us think this area is way overrated. They don't have the luxury of recognizing this overblown, overrated, overpriced way of life around here.
