And with this... the dream that is Metrowest has ended. It's amazing to me how 10 years after breaking ground there has been no retail presence. A good watering hole could have succeeded.

Vienna/Fairfax Metro Updates

Construction of the MetroWest project continues. Pulte is completing construction of five four story residential condo buildings (160 units) with underground parking and elevator service. Pulte is interested in constructing buildings 14 and 15. To that end late last year Pulte submitted a Partial Proffered Condition Amendment (PCA 2003-PR-022) proposing to delete proffer 5.b. Timing of High Rise Construction. The intent of this proffer was to incentivize the construction of the office and retail component of the Metro West development that is primarily owned by Clark. Clark Realty has expressed interest in joining with Pulte in the PCA. At this moment Clark has not yet identified a time line for a submittal to the county.

Metro West broke ground in 2010. It is a commercial failure but it has not been around more than 5 years (finished homes). Who in their right mind would drive to a congested metro station to drink? If you are getting off Metro chances are you have been on the train for over an hour coming from DC. Then you speed rush to your car and rush home. Pulte bitched the county out, promising retail just so they could make that residential money. Well played, Pulte, WELL PLAYED!!!

In one of their ads they claimed their homes were 20 minutes from DC by Metro. I'd love to see that! Takes me 55 minutes on a good day.

They need occupied office space to put enough people on site during the daytime to justify retail. If there will only be people there in the evening, the place isn't going anywhere.

So the county doubles down at Vienna metro. Scout on the Circle is still stalled and not looking good. MetroWest has scaled way back. The Metro is hardly the "asset" it was once thought to be for development and locality "investments".
Supply and demand still mean something and we are saturated.

County zoning calls for a chain restaurant to be placed there. Rumour has it there will be a large Arthur Treacher's built on that site. Maybe a 3 chef's too.
