Angelica Run Farm in Oakton - Why is it closed? The website is down and there's a retail sign up saying "for sale"?

Yes. Flooded as in water. Lots of it. There is a creek right there. The bridge even washed out and had to be replaced. Serious flooding issues on numerous occasions. Hunter Mill has to be closed fairly regularly due to flooding in that area. So does Lawyer's, BTW.

I'm not too good at the picture thing. Here is a bus stopping at the flooded bridge. The blue trash cans are in the driveway to Anjelica Farms.

This is mild flooding.

To be fair, the bridge wasn't washed out. It became corroded because floods pushed debris in between the underlying steel beams and kept it wet. The photos were pretty cool - the beams looked like lace!

State bridge engineer did a good job in working with the community to bring in a temporary bridge and then agree a final design that everyone was happy with. As usual we're all just waiting on funding - usual US approach to infrastructure

Not sure exactly what they did when they put the temporary bridge in but the flooding seems much reduced.

It doesn't help that we've tarmac'd over some much of the surface in an area that naturally gets a fair amount of rain in short storms. This part of the county is hillier than it looks - you just can't see it because of the trees.

It always surprises me how much the creeks affect pattern of roads and homes in the county e.g. because of Difficult Run there's no link crossing the creek between the hunter mill/lawyers network and the crowell/browns mill network between pretty much the Reston border and 123.

You don't often see the creeks, but they define much of the layout of the county. We tend to think of the county through where the roads go, but forget that often its the creeks that determine the topology that influences the routes of the roads

Yes, I followed the bridge situation. Thank you. This is a "temporary" bridge but will probably be there for like 15 years until they figure out how to pay for a permanent bridge. There are a couple of different methods. They can close the road and build the new bridge, or can build it on site on either side of the current bridge, then briefly close the road while they put the pieces together.

Now if somebody can pull up the pictures you will see the problem. I will work on this when my technology expert gets up.

I just spoke with one of the trainers. Angelica Run is NOT closed. The web site down but the barn is still in operation. They have hired some new instructors to expand their lesson offerings, too.

Update to my earlier post. The trainer lied and it turns out that Angelica Run is and will remain closed. There are no new instructors as they turned out to be a group of gypsies who were formerly begging near Costco in Fairfax. The barn is not in operation and horses that were there have been set free elsewhere.

Except for the rise where the house is located, that property sits in the FEMA-designated "AE" 100-year flood zone.


It looks like an arm of Difficult Run used to flow through the property, perhaps man-made; part of it still exists on the other side of Hunter Mill Rd as well. Anyone know if a mill used to be situated there? (The actual "Hunter Mill" was just northwest of there, on the opposite side of the creek & road.)

Angelica Run Horse Farm is still open and taking clients! They have a brand new riding ring.

The "For Sale" sign was for a second house on the property, not the business.

A portion of the property was sold due to a tragic event in our family. The barn is still in business. The front field floods during bad weather, but we have had the farm since 1960. Not sure who Leslie is, but she can kick rocks..
