Having forced myself to watch for a few minutes, the unavoidable conclusion is that Vienna is a retirement community. That must explain the plans to build Del Boca Vista there.

Expensive mattresses, expensive coffee/housing, plus traffic like none other.

Fuck Vienna. Even Fairfax City's restaurant tax is less.

Now children, here's a problem for you. The meals tax in Vienna is 3%. In Fairfax City, it's 4%. Which one is lower?

Wonder if the Town of Vienna ponied up money to give all the homeless people rooms at the Wolf Trap so they wouldn't show up in any of the video shots? "Ya'll just go on down to the South of town and get yourself a nice breakfast at the Amphora and take a rest at the Trap."

Vienna is the anus of Northern Virginia. It consists primarily of one street gridlocked 24x7, surrounded by ugly stripmalls and mattress stores. You have to enjoy sniffing farts in order to live there. Sounds like an ideal place for the DC Fox 5 gang.

Speak for yourself. Vienna is one of the bright lights of the region, especially for its restaurants. Falls Church is more of a place you drive through on your way to someplace else.

> Vienna just sucks. FC property values are higher as well.
> Sorry poor Vienna dweller.

Some FC people actually brag about housing there being so overpriced. Smarter and wealthier people tend to live in areas where you can get more for less. Fortunately, there is no shortage of such areas in these parts.

And it's true of course that there are twice as many mattress stores per square mile (and 16% more per capita) in Falls Church City than there are in the Town of Vienna. Not that either one of them can hold a candle to Fairfax City.

Vienna sucks but I stay safe and comfortable in my little 3 bed 2 bath cottage hidden away in the vast maze of mediocre suburbia. I hate going to town for anything and I prefer to shop out in Manassas as much as possible.

The town council would like you to either die or move, so a McMansion can be built in the place of your current home...

I think you are exactly right. Back in 05 or 06 before the real estate bubble burst two builders offered me big bucks for my little crack-shack and they were after my .7 acre lot, not the house. There is a McMansion a couple doors down now filled with wealthy Asians.
My mortgage is paid off but the taxes cost me more now than the mortgage payments did. My kids can sell this place after I croak which should not much more than 5 years and I hope they get a bundle of cash out of it. Someone can build a whore house here for all I care.

By "hideous mcmansion," you mean a beautiful and spacious new home that you will never be able to afford and that makes you feel inferior just in driving past it.

Builders are enjoying some high times now that the God-Awful Bush-43 economic mess has been mostly put behind us. There was a sorry delay there for 6 or 7 years, but the pent-up demand to upgrade and modernize the housing stock is flowing smoothly again now.

That's good advice. You might consider joining the Northern Virginia Model Railroaders, for instance. They were the real stars of FOX5's recent ZipTrip.

Homes of the 1950s and 1960s replaced forests, orchards, and pastures, but while well-suited to the time, these homes tended to have small rooms, small closets, small windows, small kitchens, no air conditioning, small and not enough bathrooms, and limited or poorly designed play and laundry spaces. Unlike in some nearby areas however, Vienna homes of the era were quite often built on lots large enough to allow homeowners to expand and update right along with changing times and technologies. Additions, bump-outs, decks, and finished basements were all quite common over many now bygone years. But these days, a new generation of home-buyer has come upon the scene, and for the most part, they want (and can afford) the new and the fresh -- something tailored from the ground up to a 21st century lifestyle. No problem. You can have all the modern interior space and amenities you want while still enjoying a yard large enough to make you want a lawn service. So, north-side and south-, east-side and west-, the outdated is being replaced by the updated in preparation for another 50 years of being a family-oriented focal point for Northern Virginia.

Insurance is for people who actually hold assets the value of which they want to protect from risk. It's why lenders require mortgagors to carry hazard insurance. They don't want losses piling up on them because some people might turn out to be as blatantly stupid as you are.

If by "21st century lifestyle" you mean semi-literate, delicate capons whose idea of interaction is looking at kitten videos on their phones, or watching the lawn crews sweat while their grass is being cut, then you've perfectly captured the new Vienna residents.

Well, so many people have no actual language skills at all. I suspect that "See Spot run!" is still well over your head.

More likely, highly educated, high-performing, dual-income professional couples who came upon a green and spacious family-oriented community that has great schools, is close to everything, and offers great shopping, dining, exercise, medical, and other amenities, all at realistic prices. Exactly the sort of place that such couples would want as a place to settle down and raise a family. But clearly, these days they'll be wanting home office and workout space, high-end appliances, large bathrooms, open floor plans, plenty of windows and skylights, quality landscaping, and all the other "things of today". Nest stop -- swim and tennis club membership! Go green with envy, dude.

Why do you people give a shit how big of a house people build? Mind your own fucking business.

In the meantime, keep living in your cat piss smelling Yeonas house/yard on Tapawingo Road, although most of the respondents on this thread don't live anywhere near Vienna.

Developers at the moment are too busy building to be butthurt. In some places, it seems like there's a new million-dollar home going up on every block.

"Million dollar home"?

In Vienna that's a pissant house...unless it's a 1.75 million and up residence, it's nothing more than an remake of an old Yeonas dump.

Butthurt? I don't think so.

Seems like you are the Butthurt one because I didn't buy your house to do a teardown on or Butthurt of the new house I built in it's place that you can't afford.

I gather both that you live in Culmore and don't actually know where Vienna begins and ends. The current $1.0 million and up market segment in 22180 is meanwhile more than 2.5 times the size of the current $1.5 million and up segment. You can shove that up your flabby Yeon-ass all day long.

Maybe they didn't want to sell at a price that was economically viable; maybe they didn't get asked to sell; maybe the lot didn't fit the type/size of house I like to build.

Maybe you should become a real estate agent or developer in Dumfries and take advantage of the hot market out there.

My elderly Vienna neighbor almost gave her house away to an asshole "developer/builder," as she wasn't fully aware of the value of her property.

I educated her on the prices, she got a lawyer, and she put the screws to the builder.

Made my day to see her get enough money to move out of here and live in comfort elsewhere.

The builder would have been delighted to hoodwink her.

Fuck you, builder scum...

You're stupid. Why would they have been butthurt about your not buying their house when they didn't want to sell into the current market in the first place? Or when you never offered to buy because you didn't like the "type of lot"? You would have been a total non-factor in their world. As in that of so many others.

Your Yeonas ad from 50 years ago was actually for Stonewall Manor, a roughly 480-home community that is not in the Town of Vienna. Like its slightly older and larger neighbor, Dunn Loring Woods, the homes in Stonewall Manor are still in great shape (thanks in part to the "common sense covenants" of the local community association) and are prized for their space and greenery along with their proximity to schools, parks, shopping, transit, and dining options. They are noted for their decades-old tradition of creating a neighborhood-wide luminary on Christmas Eve. There's none like it anywhere.

Asshole Spotter is back. You should get a creative writing award for the claim that homes in Stonewall manor are "prized for their space and greenery along with their proximity to schools, parks, shopping, transit, and dining options." It is a tired suburban neighborhood. I am sure that the residents are all nice people, but the housing stock is meh.

All quite true. Stonewall and DLW are today what Falls Church always wanted to be but failed to become.

House prices are so much higher in the City of Falls Church. That must be why no one wants to live there.

Really! Who would want to pay more for less? And there aren't any 10-story developments going on in Stonewall or DLW either. These have been family-oriented neighborhoods for decades, and they still are.

The obvious answer is that those who buy in City of Falls Church must be the ones getting more (betters schools, shorter commutes, etc.).

The people with all the money quite plainly disagree. They realize that Falls Church offers an inferior product, so they pack up all that median household income of theirs and take the family out to live where the streams still flow and the flowers still grow. Places like Stonewall Manor and Dunn Loring Woods have been providing that sort of alternative for nigh on to 50 years now. Plus look how close to Vienna they get to be.
