Interested if anyone has pricing for local roofing for tear off and installation of asphalt dimensional shingles?

How much per square is the going rate?

Any good local roofing recommendations?

Anywhere from $175 to $250 a square depending on a lot of variables. Type of shingles, pitch of roof, style of roof (if a lot of cutting is needed, costs more), where you live, etc.

Most roofers are crooks.

Tear off is a big chunk of the cost. If you only have one layer it's more economical to just lay over the old shingles with new.

I would say Cat on a hot tin roof is one of the crooks ASSphalt mentioned.

If you mean "architectural" shingles your should be in the $200-$250 range to just shingle over. Tear off add another $50 per square.

No Roofer Here, Just a Hard working Guy that pays for a job Well done...please provide a list of "NON-CROOK" Roofers who will provide service for $175-$250 a square.. Any/ALL LEGITIMATE Business's that employee quality Craftsmen that are Licensed/Bonded/Insured are Minimally at $300 Square...Your Brother-in-law or Cousin might do it on Weekends for $175 and A Case OF Budweiser! You get what you pay for Folks...Buyer beware...

You people who think you are going to get a quality job for $175-$275 per square are the same ones who whine when that job leaks water and scream all roofer are crooks.

Explain to me how it can be done with a materials cost only is about $150. per square when you add shingles, underlayment, drip edge, Ice and water shield etc? You idiots actually think you can find 4 guys to install a 25 square roof for $500. That's not even minimum wage. Add in tools, vehicles, insurance on the truck, Workmans Comp. General Liability, dump fees, permits if required etc. Oh, and let's not even figure in taxes, administrative fees, CPA charges, OSHA Compliance.

Gee, maybe the Company is entitled to a little profit for having to put up with your cheap asses.

$350-$425 is much more realistic.

You could do it but there's no real cost benefit. I would use something like Deck Armor. It's less expensive and does a better job of mitigating water intrusion than just felt paper.

Depends what you buy. They're as good as any others of the same grade. No reason to do that though since a roofing materials place will give you a better price in most cases. They'll also have a better selection, all of the rest of the stuff that you need, will deliver to the roof... Better way to go all around.

CertainTeed, GAF are the more popular brands. Owens Corning work fine. All are sold at Orange and Blue. If you are going to do it yourself, make sure you know all the accessories needed such as pipe collars, turtle vents, chimney flashing, roof caulk, drip edge, Ridge Vent, Ridge Caps, nails, etc.

Stay away from to new home design or the radio guy.
Spent 2 hours with him showing us a binder full of awards and still no price quote.
Asked him to come outside to look at the roof and I simply got in my car and drove off.

They have horrific stories on the web about thier tactics.

Had my roof done by Homefix... They came in under budget, got the job done before I knew it... Tore off in one day, and had the roof done the second day... Then they sent someone out the third day to do an inspection with me, and I was incredibly impressed... I couldn't find a single nail in my yard! they used GAF Master elite? 30 year warranty! Call the Tysons office... I had 3 estimates and chose them.

This thread has not taken the typical FFX turn, thank for that.

I at least appreciate the useful feedback and other ideas being added to this thread.

you may be able to mail order it - they may arrange flat bed delivery - or is "pick up only" and you arrange with a distribution company to by the way have it delivered locally )pickitupthereor( to someone who will leave it on your driveway

or go to HD or LOWES and they will install it - likely using illegals who DO NOT INSTALL all the flashing because their dickwad boss told them it was too expensive (or because they know you'll have to order more services - and because they dont like gringos)

your DEFINITELY at some risk having a contractor do it unless you are familiar with the contractor (the guy actually on the roof) AND their work

many contractors today dont pay employees, dont train employees, and instruct employees to cheat the customer and even to leave damage

the businesses actaully threaten their employees to leave a trail of destruction (so to leave a job to be done in future) "or they are fired"

fx co gov knows this and i beleive the courts are protecting these companies to continue doing exactly that

DiY or hire someone YOU KNOW is my advice

Had Nu Home Design come by recently and had the same experience. All talk, finally got to the price and was more than double the other quotes. Unreal.

I am of the opinion that these guys that come with clip boards and note books are all talk. They want to talk about the no money down, no interest financing and all that crap.

A really good contractor can tell you things like a tear off with a 30 year basic asphalt shingle is say $200 (or what every their number is) per square and what it includes. Drip rail, ridge vent, vent collars, what weight the tar paper is and if you need rubber membrane or replacement plywood, how much to add.

All this talk and hide the number is not what I would be interested in.

WTF is the $ per square and do you have any references and/or houses locally you can drive by and look at.

No issue with quality. Both Companies are Sales and Marketing Companies who happen to have a Contractors License. Much of the price you will pay goes to overhead expenses such as advertising cost, sales commissions, management fees etc. Both Companies open up with a very high price and what you pay will depend on how long you can hold out for the eventual price drops. Sign in the yard price reduction, use your home to get more business, calls to manager, better price but only if you sign contract today etc.

Better to deal with a company that gives you a fair price without all the stupid "Tin Man Games".

He was asking about buying the materials from Home Depot. I was just giving him advice on what he needed in the event he decided to do it himself or find someone just to do the labor.

Most Roofing Contractors will not do a roof and warrant it unless they also supply all the materials.

What you expect man when everybody in our country thinks that they are rich but the reality is that everybody is poor and the inflation is eating us as insects eating peoples food.That is terrible, especially the situation with federal bank, when they don't have gold but they still produce money, so how we should react now? I am lucky that I have a friend that www.roofingprotx.com and he changed me the roof for a good price. Otherwise I would have stayed with my old slate roof that was falling by itself.

For me, roofing has always been difficult to handle on my own so I always hired specialists to deal with my roof. After all, there are so many aspects to keep in mind, so if you are not a professional you'll probably fail with something. So, if you are interested in roofing then check the Roof Advisor website. If you hire an established company you'd be better off letting them get the shingles. They get a better price due to their working relationship with the salesman and won't give you a break on the labor.
My bro owns a large roofing company and has to tell customers that them getting supplies will just cost them more money. Like 20% more in material costs. Large contractors get major price breaks in all trades
