How much is a decent master bathroom remodel?

How much does a decent bathroom remodel cost? Here's what I'm looking for:

-- Change bathtub into shower with nice tiling
-- New flooring
-- New vanity
-- New lighting

It's not that big of a space. It's a master bathroom in a 575K house. So decent sized, not tiny, but not massive. The vanity and lighting is right outside the bathroom.

I am not looking for super fancy tiling/flooring or anyhting like that. Just an upgrade from a 1980s original.

What should I be looking at roughly?

Estimate I got was for $14,000. I was expecting maybe half that.

According to a Consumer Reports review of data compiled by Remodeling Magazine, an average mid-range bathroom remodel in 2011-12 cost $16,552. That was a national average, so it was probably a little higher here.

That estimate sounds about right. There is no way you are getting a master bath remodel for 7k, unless you work with a contractor who cuts some corners in his hiring and tax practices.

Just did our kitchen. Same report had a high national average for a kitchen. We shopped around and did some demo ourself. We were able to save 25% of what it should have cost. Demo is easy and doesn't take long.

Which is why demo is an insignificant portion of the cost in any remodeling project, no matter who does it. Meanwhile, the Remodeling Magazine data may indeed suggest project budgets that individuals don't want to pay. That's fine. But as a summary of thousands of actual projects all over the country, they do serve as a pretty good ballpark estimate for what to expect in terms of overall low-end, mid-range, and upscale project costs.

You can get it done for $5,000 - $8000 if you don't mind home depot tiles, vanities, fixtures, etc. Really it looks fine, and you cant really tell the difference.

I am not a contractor but I got our master bathroom remodel done for about half the price you paid.It was a larger bathroom.

Again, it depends on the size and what you are going to go with when it comes to fixtures, tiles, etc.

Can you include a couple of pics of your bathroom and the size?

Maybe YOU can get it done for that, but it sounds you're plugged into a network of cost-effective contractors who fly beneath the radar, don't advertise, don't have the overhead of a store, maybe don't pull permits, and work with people who can bring them more business. Most people don't have those kind of contacts and have to rely on conventional bath remodeling places which charge a lot more.

Alternatively, you can find a handyman on something like Angies List and do the legwork yourself to pick out tile, fixtures, etc. Thats OK for something like a one-on-one swap in a simple powder room, but I would not trust someone other than a licensed plumber and a tile person to do the tub to shower conversion that the OP wants.

It also would not surprise me at all if the shower conversion requires a permit. There are plumbing, clearance, and other permit issues that a handyman may not be familiar with. Of course, getting a permit takes time and costs money.

There are always people who will claim you got robbed because they 'could do it themselves' for a lot less money. Sometimes you get what you pay for.

General rule of thumb is 10% value of home for kitchens, and 8% value for master baths, 6% for regular bathroom, and 5% for half baths.

We use Zillow for our numbers to set the price.

So a 50 sqft bathroom in Hybla Valley is 3 times cheaper to remodel versus a 50 sqft bathroom in the City of Falls Church?

I got my kitchen done recently for $35k, and my home is worth just under $800k. I would have needed to buy solid gold fixtures and appliances to get close to that number.

That's benchmark guidance from a contractor. Which falls into the same general category as the two-month's salary guidance for diamond rings you'll get from De Beers, 50% of income as a mortgage payment from a realtor, etc., etc.

My bath remodel cost $5300. Here's how I saved:

Did my own demo. Removed old wallpaper (sucky time-consuming job), vanity, wall and floor tiles, and shower pan. Removed sheetrock in the shower as I knew better material would be needed for the new tile. Repaired and primed the walls damaged by the wallpaper removal.

Then I called for estimates. Received firm, fixed prices as there was nothing hidden that would be a surprise later. I did have some rotten wood to replace, but it was clear how much. All the contractors were comfortable with this, and knew I was serious about getting the job done.

I went to the Herrity building to talk about permits and learned that none were needed based on the scope of work. If they had been required, I would go against the advice you see everywhere and pulled them myself. My experience with another project was that the inspectors enjoy talking with do-it-yourself homeowners and I believe they are great protection for a modest fee. I learn from them.

Of five bids, three of the contractors specified exactly which tiles, vanity, fixtures, lights, fan would be used. That allowed me to shop Amazon for prices. I ended up buying some of the items myself, and had the contractor buy the rest. Caution: Receiving bids took longer than expected, three weeks to get them all done.

Project time:

Demo - One week.
Estimates - Three weeks.
Wait for project start - Two weeks.
Contractor on-site: Four days.

So just under two months. That's the trade-off of being my own project manager.

If I had to do it again, the one thing I would do differently is purchase the much more expensive shower door. Everything else looks great in both appearance and quality.

Most people in this area don't know that many people in the construction trade. The names they get quite often are people that do higher end jobs and charge more. So while a knowledgeable customer might be able to locate contractors who would do the job for $7k, your typical NoVa customer is more likely to find contractors who would charge maybe $10k for the same work. However this does not reflect how most of these jobs are shopped.

Husband and Wife decide to remodel the master bathroom. When they start talking with contractors all contractors seem to be working from the same script which says remodels run (hypothetically) $15-20k which the couple knows is high. The contractor says he can do the basic for around $11k, but then starts with "for a little more money you can get...". Next thing you know that basic $11k job has gone up to $20k. At that point the couple starts cutting back and they end up with a job that costs $18k. Since the final price falls within the range that the contractor told them, Wife feels she got a good deal, and Husband figures the overcharge is less than what a divorce would cost.

A contractor who works from formulas or who starts providing estimates the first time you talk to him isn't going to be worth talking to a second time. Competent contractors price each project individually based on what they know of then-current labor and materials costs and availability plus what they learn of the customer's tastes, preferences and specifications for what they want included. You can have crap from Color Tile or go with Italian ceramics. Prefab particle-board cabinets or actual hardwood. You can add some skylights or leave them out. What YOU want is what is supposed to drive the project and its costs. And each choice that you make will be a significant one. Nobody has an unlimited budget, so in the end, there will be some give and take against the wish list. A good contractor can help you decide where your best long-term bang for the buck is going to some from. That's the sort of service that creates referrals and helps build a successful business. Don't settle for less.

People in this area have the money, and love to spend it. The Class A Contractor charges that rate every day.

An $80k remodel makes sense if you have a 800 sqft kitchen in a $1.5M house which is what you would probably live in making those numbers.

What a buffoon! These sorts of incomes are typically earned by successful professional duos who are well along in their careers. Their days of aggressive spending (if they ever had any) are well behind them. They are far more likely to be involved in long-term investing and in funding charity work.

OP that estimate sounds right, assuming you've picked quality flooring and replacement items.

You could probably save some money by doing the demo yourself. Removal of what's there shouldn't require anything specific other than shutting off the water.

You get what you pay for. I'm sure this company is well run, insured and gets the job done on time, according to what you want-hence their baseline to price out jobs.

Or you can use "I know a guy" that bullshits and makes empty promises, gets a materials deposit, buys a quarter of the materials needed and leaves them in the untouched bathroom for months..... He used your deposit money to finish another
Job he underbid on bc he has a substance abuse issue.
Oh and you have permits to be pulled and that requires construction drawings, master insurance policy and license and other stuff.

Suddenly that "hookup" will be like pissing that money away.

the fact is most people that sell that kind of work aren't 80's craftsmen, they are companies who send out illegals who hate white people and will intently do allot of damage to your home

even if that doesn't happen: many who sell the work have absolutely no idea what they are doing, no schooling, and not allowed to work commercial (untrained). in fairfax there is %100 chance a sharon-bull-o-va mexican will show up at your door to do the work, very likely the business is tied to the county supervisors. your fucked before you go to court.

think of it as the cost of: paying to redo it, having it redone again but getting worse work than the first time, then paying to have it all done again but be left with minor problems that will cause problems when selling the house. that is probably what your in for.

The reason why is there are only a very few actual dealership owners and they are all tied to democrat politicians.

Many government and businesses now prey upon the elderly. The reason they can do this is during the Bill Clinton years, family law that forbid abuse of the elderly and allowed young wary family members to hotly protect money: were all quietly canceled. All of the sudden your 95 yr old people could totally fuck everyone they knew over by giving the wrong person information over the phone. You then for instance starting seeing allot of "REVERSE MORTAGE" bullshit on tv. Again, the horror stories there are endless.

The fact is fairfax county democrats do nothing but predatory actions upon the public - especially the elderly and those who don't complain.
