It'll be difficult to find a location that's as good, but with the upscale development along Church Street, rents are getting to be pretty substantial. There would be some potential for better deals along Mill Street and Dominion Road along the bike path, so we'll see. They have a quality product going for them.

And why would that bother anyone? Vienna Inn is a fucking dump that should be shut down by Code Enforcement. If you can see through the floor of the mens' room into the basement, there might be a structural issue.

also sold food, but...I'm guessing the rent is pretty high for that location. My wife and I used to stop by there on occasion 6-7 years ago, as the custard was pretty good. But the fucking prices started skyrocketing through the roof, for what are pretty small portions. A little over two weeks ago, I said..what the fuck, lets go to Nielsen's, we hadn't been there for a good three years. Both got the medium sized portion of custard, over $14 dollars, and the portion was pathetic, and we aren't fat pigs. We were reminded of why we stopped going, ripoff prices. When Coldstone is the bargain alternative, you know you have issues. A couple of days later I saw the Closing on Dec. 20 sign painted on the window. It was an institution, but my guess it was probably a confluence of the rent and sagging sales.

That's funny. Pricey Whole Foods and Fresh Market seem to do well enough in Vienna, right along with Bonaroti's, Maple Avenue Restaurant, Cafe Renaissance, Clarity, Pazzo Pomodoro and so on. And if you needed to drop a couple of grand on getting a CT scan for your cat or dog, guess where you'd go.

Wow! You left out Bazin's, Maplewood Grill, Plaka Grill, Skorpios, Sweet Ginger, and Yama. One of the great things about Vienna is the array of excellent dining options that it offers.

I had heard a while back that they were a little lax about paying their rent on time. If they are delinquent in paying taxes, can whoever is owed put conditions on any possible reopening?

There are two categories of upscale -- fine dining, and upscale-casual. Vienna
has examples of both -- Bonaroti's vs Bazin's, for instance. What you or I might call things is not actually relevant, as restaurants define themselves by what they deliver and how they deliver it.

You can drive endlessly around the block and never have to go on 123 at all. If however you wish to get from one side of Vienna to the other, your choices will be creeping along on 123 or using the alternate routes to bypass the town that have been thoughtfully provided for you. These have names like Nutley, Lee Highway, Cedar Lane, and Gallows on the south side of town, but pretty much just 267 on the north side.

Fairfax to Tyson's last Friday afternoon/evening:

Chain Bridge Rd. to Courthouse to Ware to Kingsley to Park to Cedar to Gallows over the Gallows Branch bridge and in the garage 7 minutes before the predicted time had I used Maple.

Correct again. There would have been no reason at all to have left the main drags. No time would have been saved. Even in the morning. those "drive around" routes have flow priority, whereas side streets would become a stop-and-slow morass in very short order. This guy can't tell time at all and he can't drive around very well either. What a dope!

Well, you seem to think that traffic can exist in only one direction during certain times of the day. Anyone who finds himself out at any time of day in this area can incur oppressive traffic due to an accident, construction, special event, or any other reason. There is not much of a consistent reverse commute going on these days. Ask anyone sitting westbound on 66 every morning between Glebe and the Toll Road or those sitting eastbound between 123 on the Toll Road and Glebe on 66 during the evenings.

On the particular evening in question, it was the last Friday before Christmas so there were a ton if shoppers heading up 123 to Tyson's. It was also opening weekend for the Star Wars movie. In case you hadn't heard, it did quite well at the box office drawing thousands more each day to Tyson's that weekend. 123 northbound was running quite slow. Onboard GPS, Waze, and Scout all confirmed it. Bottom line, I saved time cutting through Vienna and I will continue to do it anytime it will save me time.

As for your proposal to head down Nutley to Lee, if I were an idiot like you, it might seem like a logical alternative. It is further out of the way, has many more traffic lights and far more vehicles. Hell, I was well onto Park heading to Cedar in the time it would have taken me to get to Lee via your idiotic route.

Look, I get it, you don't like people cutting through your rundown south Vienna neighborhoods. Three words: deal with it.

The point with town streets is that it is stupid and often (such as in the afternoon -- look it up) quite unnecessary -- to try to use them in order to reach Tysons. If you don't want to do 123 in the morning of course, there are routes to bypass the town that I've previously pointed out. These of course are longer in terms of mileage than 123, but they do provide at least the illusion of making some actual progress.

Cedar Park apartments are at the intersection of Park Street and Cedar Lane -- exactly the point where you decided to start your trip to Anita's. Which unit is yours, muchacho? I'm sure all of them are really nice.
