Relocating from NJ to NOVA. Need suggestions on best towns to live in

Hello,

I've been perusing these forums the past few days looking for suggestions on what town would best fit my family and situation. I'm posting in hopes I can get some help from more knowledgable people. I will be working in McLean and here are some criteria I am hoping to find:

1. 30-40 minute commute to work. I will be working shift work 7-7 days one month and then 7-7 nights alternating every month. I'm hoping this will somewhat keep me outside of the rush hour times.
2. I have two kids aged 8 and 3. I've read most schools are pretty good in NOVA so my main focus is a good full day daycare/preschool for my 3yr old. (If anyone has insight on average prices that would help. I've seen anywhere from 150 to 300/wk)
3. Looking for a 3bd/2.5 bath town home around 2k a month. Don't really want to be higher than 2k. I've mostly been looking at Reston, Herndon, Ashburn and as far south as Manassas although I think that may be too far of a commute? Not sure what average times are from that area.
4. I don't care abut nightlife.
5. Would like to be somewhere that has lots of activities for kids and not have to drive 20min to get to a grocery store.
6. Close to a metro station (not sure how long they run to and if this would be an option with my schedule. This was on the fiances list though)

Schools are important.

Keep in my Fairfax Public Schools vary a lot by neighborhood.

I grew up in the area and have lived outside of the area, state and country at different points.

I would be concerned about Herndon, Manassas and Sterling. You need to steer away from the Hispanic community/area, they will make the school environment hell and there can be a lot of gang activity in these areas. Arlington and Falls Church has some Hispanic areas you need to steer clear of as well.

Reston has some lower cost areas, Section 8A which you probably will not qualify for, but the schools in Reston should not be too bad.

Suggest you find the school web sites and look at the ethnic percentage make up and use this to help narrow your focus.

Loudoun County may be too far out, but with the $2k for rent this is going to be difficult to get close in. Also if you are near Metro prices are probably high as well.

Fairfax City and Vienna may offer some values, do not discount these locations.

Falls Church may be very difficult to find anything in your price range.

Even though you are working shifts, do not forget about adding weather to the mix. Snow and ice can make things even worse.

Before 7am you can still get around a bit, after 7PM well expect to sit in traffic.

Good luck to you, this area is difficult to find an affordable place to live where you will not live in the road and can find decent schools.

I am very lucky as I am in probably the best Fairfax County School District and a walk to the high school. Not many places like this that someone can afford these days. Not sure I can afford it either!!

As reported above, you are going to be underfunded, but for serious answers, you'd be better off at the Northern Virginia forum at city-data.com. They aren't all gems over there either, but at least the banjo-music contingent will be smaller.

Try burke, or Alexandria, Virginia. They have plenty of Townhouses, buses, and trains. But if you want to live 20 minutes from DC you'll need to live on a boat. Also plan for high rent hikes each year.

When evaluating schools, you can't assume that all of NOVA is good and your only worry is daycare.

When evaluating public schools, dig up the statistic for the percentage of students that receive free/reduced meals. That's a number that will include the poor of every race.

Those are some rough shifts you're pulling. What's the job? This is an expensive place to live. I don't know your circumstances. Is it worth it? I don't think I could handle those shifts and raising kids unless I had a stay-at-home partner.

For daycare, price does translate into quality. Sucks even if your only goal is to keep them alive and supervised.

Living spaces. The laws that prevent discrimination based on socioeconomic background limit your ability to avoid shitholes. If you are looking anywhere in fairfax county, use the ticket search tool above and check the street name for number and type of hits in the last 3/6/9/12mos.

Commuting is a pisser. Anything affordable near Tyson's is probably ghetto. Look inside the beltway too, but I'm not sure if there is anything appropriate and affordable there.

Forget about the metro. It is a piece of shit. I wouldn't use it if parking and fares were free. It is inconvenient, unreliable, and kills people. The subway in NYC is heaven compared to this troll.

I do have a stay at home partner. Thanks for the info. I've been doing research on individual schools to narrow down the best area. As far as the shift it isn't a m-f 7-7. I'll be on a Panama schedule so 2 days on 2 off. 3 on 3 off etc.

There is a SUV epidemic everywhere. It is not as bad in Arlington as most other places and we want to keep it that way and maybe eliminate it completely.

To answer some of your other questions 2K for a 3bd/2.5 townhome by the metro is a little tough. For about 500+ more a month you could try looking at Southampton in Pentagon City. Those are pretty nice and close in. As far as metro hours go you would be fine except for getting to work by 7am as metro starts running slightly later than that on weekends.

Of the factors you mentioned which would you be willing to give on the most? I ask this because most neighborhoods that meet all this would me more than 2K for a townhouse.

Fredericksburg is Your Answer. Its not what snotty NOVA folk will say. The money you will save on housing will go a lot longer way . You can ride the EZ pass lanes and ride like your on rails on off hours, with 2 riders its free.

2 k a month, you can rent a 4 Br home here with money to spare. My place is 4br 2/12 bath 1/4 acre 2 story colonial with a fenced yard a real fireplace and a deck and a 2 car garage. All I need to mow, public water and sewer like "Modern Folk" the subdivision looks just like Mantua with nice colonial homes, quite as a mouse and yes I have some black neighbors and white ones too and theres no problem as mostly they work for Uncle Sam. Quantico Marine base is just up I 95 . Most commute to where the money is..NOVA. My place was less the 200 k. For 240 you can get a place just like it today.

The schools here are just as nice as Fairfax and the taxes are way lower 141 a month is all I pay. In Fairfax it would be 400 a month and even if you rent..your paying it. Fairfax Schools are on their way down hill with too many illegals and all there lousy worthless programs. They stick it to the taxpayers as "90 or what not % go to college.. SO WHAT, Its only because the parents are fat happy gubment employees. That why they can go, the familys can afford it.. not that Fairfax's Schools are so great!

There's YMCAs here with indoor swim exercise equipment, Lifetime fitness and several other health clubs, plus many soccer fields like Patriot owned by Spots County and another huge field by Rt 218 Butler Rd in Stafford. You want shopping?? The 3rd largest retail area on the East Coast is in Fredericksburg, with Central Park and its many stores and the Spots Mall and all the others on Rt 3 , Plus all the others on Rt 1.

Old town Fredericksburg is right on the Rappahannock river and has lots of shops and places to eat, plus the entire river there is one big park.

DC is 64 miles, Richmond is only 50, the Skyline drive is 60 to Panorama, The Northern Neck of Va with Westmorland State park and more await you.

Give Fredericksburg a look and you'll see it has a whole lot to offer. I know NOVA like the back of my hand. Lived in NOVA 41 years and now have the best of both worlds, Fairfax up the road, Richmond the other way and a nice quite place in "The Berg" to live cheaply! Yes 195 is a bear at times, but off hours its a champ and NOVA traffic is 20/7 heavy much worse then The Berg.

Your going to see a long (time wise commute) in NOVA unless you are about 3 miles away from work. But no not 2 hours but 1 to 1 /4 hours easy unless you can afford to live close by work. You can sit waiting for the Metro 20 minutes and that's starters as well as parking fees Metro fees. No one wins in Fairfax
unless your rich or have a Govt driver and car.

Frednecksburg to Mclean right now at 11 PM, is a one hour drive. Jersey girl is correct in that it can easily turn into 2 hours.

I have seen I95 Northbound from Rt 3 stop and go on Sunday night at 11 pm.

$2400 is not going to get you too far, but you might be able to find a 2 bedroom town house to rent for this. Single Family home rents in my neighborhood go for between $3800-$4200 per month! But I am in a primo location.

One thing that people not from this area do not understand and even the people telling you that Fredricksburg is a good idea miss out on is there are good traffic days and there are bad traffic days.

Good days can be when school is out over the Summmer. Bad days are when you are stuck in your car for 8-12 hours not moving. It happens and happens too often.

Bad days are when there is one accident early in the rush hour windows. Oh, the rush hour window is 4+ hours in the DC area. I always wonder how people can still be in stop and go traffic at 10 am are going to get a full day in at the office.

Add rain, snow, ice, road construction to the mess. You cannot move in the area.

I grew up in the area, lived here for 50 years, have seen it all.

I wish I could tell you were to live, inside the Beltway is always better, but it comes with a premium unless you want to live in Seven Corners or what I now refer to is as Siete Corners or along Columbia Pike in Barcroft.

$2000/$2400 is townhouse money if most of this area.

What I do not get is DC does not have "combat" pay. I used to work for a company and was transferred to Los Angles and they offered "combat" pay or more salary as they felt the area was more expensive then most. Well I was being transferred from the DC area. LA was a cake walk for traffic, living expenses and so forth. I think DC does not get "combat" pay because all the Fed Govt jobs would have to pay more.

Good luck to you, as mentioned it is all about the schools, it is not about you. You will have to sacrifice for your kids, it is just how it works. As mentioned check the reduced/subsidized school lunch stats for local schools, check the minority mix. It MATTERS.

My kids went to school where the reduced/subsidized lunch figures were 1% or less. And this number was only as high as it was because people that hired Nannies would either have live ins or document the Nannies as live in so their kids could go to these schools, it was a "employee" benefit at the tax payers cost.

Outside the beltway - have you looked at Ashburn? It's a little far but is in Loudoun County which is doing a bit better for families these days than Fairfax County.

Although not quite the nightmare commute from Fredericksburg, coming in on 66 eastbound and going home westbound will crush your soul just as effectively. Herndon is likely cheaper for housing than Reston or Ashburn, but the latter two will have relatively more of the other amenities you're looking for. Schools in the Ashburn area likely get the nod over Reston, and great places to eat and shop, and things to do out there as well. Best of luck, and welcome to the area!

That's what any low-grade Ashburner would say. But the fact is that both places are simply too far away from DC to consider if you have a need to reach the city on any sort of regular basis. Another option to consider is being on a bus route with frequent service to a metro station. I'd also say beware of properties that look too good to be true-something is often wrong with them (not saying they are scams per say, just saying they may have problems).

Two other things I forgot to mention:

1. If you haven't you might want to try a craig's list search in map view with your price/location/ number of bedrooms.

2. Because it is a selling point people will often lie about if a property is really by the metro or not. I've seen properties no where near a metro listed as by the metro. So either check out that the property is truly by the metro or ask. And keep in mind a property may appear close but not be walkable or it may be further away but walkable.

MIMI1016, City of Falls Church on a budget of $2400 a month? You could get a one bedroom, 900 square foot apartment probably. Not much left over for food or other bills or insurance though. Keep in mind since Falls Church CITY has better schools than Fairfax or Loudon the taxes are a lot higher there than other surrounding counties. If your budget is in that range you're gonna have to move wayyyy farther out from McLean to keep up an okay quality of life on top of your bills and rent. Good luck, I pay $1700 a month for a nice 1 br 1 ba apartment in Merrifield and most of my other friends consider that to be cheap!

2k for 3 bdrm 2.5ba - that is Manassas pricing. Forget about living closer in not going to happen (realtor.com). Forget the Metro you are out of that price bracket for housing.

In Manassas you will find the commute very difficult every single day. Most people I know that live there and work close in commute min 2 hrs max 3 hrs each and every day. There is lots of stuff for the kids.

The schools are mostly good but some (Mt. Vernon) are not. There is gang activity in many schools as well.

You really sure you want to come to this pressure cooker to do shift work?

What part of NJ you coming from. I lived in the Monclair area growing up and its expensive and crowded there for sure. Here its worse in a few ways. 1. the food here sucks compared to Jersey. 2. during peak hours the roads are worse here - hard to believe but true. Manassas to DC is like taking Rt. 3 into NYC only slower.

Biggest difference is people 'live' in Jersey - everyone her is just passing through. The insanity is real in both places its just a little different. Oh and there are a lot more rich people here per capita. They will just assume the reason you drive a 12 year old car is you want to - they get a new 45k auto every 5 years...

I've seen a lot of rent prices for 2k in Reston,Ashburn and Herndon. That's why I asked about those specific areas. Haven't seen anything too crazy in those towns.

^ The townhomes on the golf course are actually kind of a bargain in this area - 2k for 2000 sf. You wont have any storage but you get a totally livable home for 2 adults and a kid. Commute is different from manassas as you will be taking back roads. Stop lights and traffic instead of gridlock on I66.
