Who is to blame?

Is it the transplants who relocate here thinking this area is the promised land?
Is it the illegals who pack 50 non related people into single family homes?
Is it the house flippers who buy houses for the sole purpose of making a fast buck?

What i want to know is- why are there NO apartments in Fairfax county for < $1,000 a month ANYWHERE in the county????

With the "rentx36= income required" rule- one has to make 36 grand a year (or ~$17.30 an hour FT 40 hours weekly) just to QUALIFY. (Source- various apartment applications I have filled out and was denied due to low income....)

Sucks for those of us only making $11-17 per hour- that's all most companies want to pay now for help. I am currently making $15 an hour (started @12 per last year so I did get raises/promoted) and work for a fortune 100 company WITH A DEGREE so I am stuck living with family until I get another raise.

It woud help if Fairfax County had more studio apartments, but those go for $1100 plus as is!!!

I guess my only way in is to do what my ""illegal" friend did- fake a company/paystubs to make up the difference.

I have NO DEBT (no student loans, no car loans, nothing but a small credit card with <500 balance thats IT!!!) so could easily afford the say $1,200/month rent....but get denied due to my low income. FICO is 710 so it's NOT my credit!!!

I even tried the "low income" apartments- and got waitlisted while I watched my illegal friend get in on her first try (we BOTH applied on a monday, she was told she could sign a lease for a 2 bedroom that friday...where I was told there were "none available right now".....helps she is hispanic and I'm not!!!)

Flipping has made me a very rich man. The cost of living here is dirt fucking cheap as far as I am concerned. I was a county firefighter 15 years ago, fuck that low paying, thankless job!

After 9/11, federal government and contractor spending went through the roof, creating a consistent strong local economy. Contrast that with the economies in other cities, and you can see why housing is at a premium.

Job availability raises housing prices. Toss in a decent school system, and yeah, prices are pretty dang high.

I lived in a two bedroom years back and when my roommate moved out, I hadn't found a new one yet by the time the lease renewed. I technically didn't make enough on my own to qualify but they let me show them a bank statement showing them I had the difference between my salary and the required salary in the bank and that was enough to let me qualify. That may work for you.

So, for example (I can't remember the numbers so I'm guesstimating here) - I needed to make $36000 to qualify but I only made $34000. I showed them I had the extra 2 grand in a savings account at my bank and that was enough to help me qualify.

Don't hate the house flippers, we fix up homes and improve neighborhoods. Hate on the slumlords who buy rental properties and rent out all the rooms for max NOI.

My neighbors all thanked me when I bought a home on my street, with all cash that no one could have been able to finance. I fixed it up, rented it for 1 year and sold it. Took a decrepit house and made it one of the nicest on my street. I did it just to improve my street, the money made really wasn't much especially considering the effort and all the money it ties up.

You can thank all the irresponsible fuckers who bought homes they couldn't afford, or those who stopped paying their mortgage and declared bankruptcy just because they were underwater regardless of them actually being able to pay the mortgage if they really wanted to. The responsible ones either held on or brought a big check when it came time to sell.

I agree. However they were on the downhill slide before that. I remember in 2002 a number of us were at a meeting and the question was asked "Who here could afford to buy his or her house today?" Only me and one other person said we could. Even renting was becoming a problem.

Look @ this NPR study on how living in Fairfax County, VA adds another $3,749 to annual incomes of poor kids that grew up in this area (dated May 4th of this year, see the graph in the story):

Anyone and everyone on section 8 is trying to move to Fairfax for the better lifestyle- and since a vast majority of section 8 are immigrants....there it is.
They simply want a better lifestyle for their kids and are willing to live 10 to a $1,700 a month 2 bedroom apartment to have their kids go to school here....

And of course since the immigrannts are now a majority of the county workers- guess what, the hispanic or indian (dot) are going to get picked for the public housing FIRST.

The high cost of living in Northern Virginia is a reflection of the very strong economy and the desire of people to live here. There are plenty of cities with low housing prices but there are also fewer jobs in these areas.

You might want to do some research on why Fairfax County and the surrounding suburban sprawl exists in the first place. My gut is that a lot of these suburban "communities" gained a lot of traction because of the crack wars in DC during the 80s. That combined with the fact that almost all of the transplants to this area or DC are working well paying (50k+) jobs and you have yourself a community originally geared toward those folks. Now that the suburbs around DC are huge clusters of neighborhoods there are other folks who move here without a job or because they have family here or because they hear about how there are "great" jobs here. The point is that the area around DC was originally created with middle upper class and upper class folks in mind and because the county can't just knock down housing or take your land (there are exceptions, but I don't think making livable real estate is one of them) and build cheap housing on it, so we're stuck.
