Brewery to Open in Clifton Next to Paradise Springs

I heard that a brewery is going to open in Clifton. I think the property on yates ford rd and Clifton rd. Sounds like a ton of drunk drivers driving through what was once a nice family town. I will do more research to see if it is true and who bought the property.

i live down the road and I heardit is the guy who owns Villagios in town who is opening it. you can check tax maps it is silva holdings llc who bought the land

Craft breweries are what a town wants. First the beer is $7-8 a beer so people savor their beers. Second craft beer drinkers bring high dollars into an area.

A town wants a craft brewery but don't want some "Grill or Bar."

Wineries are where all the drunk drivers come from. Wine has a much higher % of alcohol and much winery drinkers are not experienced drinkers.

no the brewery is separate but on the same road. the commercialization of Clifton must stop. I looked up the owner of Villagios and it is Marcus Silva which makes sense silva holdings llc bought the property. looks like silva holdings llc has already started the process of permits for the brewery. permit 150920184 with Fairfax county is for drilling wells.

Kind of surprised they would put one back there, but you have winos back there any way. Look at Old Bust Head in Vint Hill. The place is going gangbusters since opening last year.

Though one has to wonder when the market will saturate with breweries. Central PWC has OBH, Bad wolf Brewing, Heritage Brewing, toss in BJ's Brewhouse, Tin Cannon trying to get off the ground. Sterling area has a couple including Lost Rhino.

One thing I saw up in Vermont this past summer were craft distilleries. up in Windsor, Vt next to the Harpoon Brewery, there was The Silo Distillery and they made 5 or 6 types of booze. It was a pretty small operation, but they charged ~$30 a bottle. Now a small place making it;s own brown water and vodka, I think that would do well if positioned well.

Been hearing they want to do wedding receptions at the brewery. That is what I am against. People not familiar with the roads in Clifton will get very drunk at these events and will drive home. Does not sounds like a good equation. You have tons of kids playing soccer at kinchloe fields Saturday and sunday and will have a ton of drunks on those roads - especially people coming and going from prince William county.

Its about time. I've been to other areas that have a fraction of the population but more breweries with restaurants. Lost Rhino in Ashburn is the only one in NOVA.

Hope they're planning on having food, don't see any mention of it. I can understand that just having a brewery without food is a little more problematic.

The zoning law in Virginia was changed for paradise springs winery. Anyone in Clifton can open a "farm brewery" or "farm winery" doesn't matter the size of the property. Fairfax County has no say it comes straight from Richmond. Someone could open another brewery right next to Loud Mouth or winery right next to paradise springs. To the post from "kev" they are not allowed to have any food on premises just like paradise springs.

What I don't understand is how many folks seem to have never been to a brewery before. Most brewery only establishments (i.e. they don't serve food), tend to close very early. Bars tend to have a much worse time with drunks, fighting, etc. than your average brewery.

Breweries are fun places to try new beers. Not sure if Clifton is the best spot but why all the complaining?

If people really don't want it in Clifton they would contact the Virginia ABC and complain so they cant get alchol privileges.

There is Bad Wolf Brewing in Manassas across from Heritage Brewing. Also, there is Old Bust Head in Vint Hill that is going gang busters these days. They probably have better food than Lost Rhino as they have different food trucks show up for the day. Lost Rhino is a little bit cheap or at least used to. Tehre is GJ's Brewhouse in Tyson's and Gainesville. Tin Cannon Brewing is trying to get itself off the ground by doing a GoFundMe sort of thing. They are planning to build in the Bristow/Gainesville area.

Right now, OBH is killing it and their English Pale ale was listed on MSN as one of the top 10 best selling craft beers.

I think beer and breweries are great. I fully support the craft brewery anywhere else but within a few miles of my home. Put it in Manassas, or in Centreville, or Burke. I don't want the traffic, or the attention, or the craft brewery clientele around my home.

It doesn't really matter what town meeting is held. The brewery has already been funded and approved. Clifton people or the winery can yap all they want it's not going to stop the craft brewery.

I haven't been to Clifton but I can tell you being a realtor a Brewery right next door would not be something I would advertise when selling a home.

I was taught breweries actually bring property values down due to increase in traffic, increased consumption of underground water (well), increase in sewage from the manufacturing (septic), and due to the speculation of increased amount of drunk drivers on the nearby roads.

This person clearly is not from Clifton, because what they don't understand is that we care less about the value of our properties and more about our COMMUNITY. Clifton is the last true small-town community in the region, and we'd like to keep it that way. We could give two shits about some pretentious "craft brewery." We have everything we need and more, and the last thing we want is commercialization and ever increasing visits from DC-metro/suburban yuppies with nothing better to do than invade our town like it's some kind of tourist destination.

I like the idea of the brewery being close by, not so worried about drunk drivers and some others on this forum.

Personally, I'd like to know more about the water issue... would like to hear someone who actually knows what they're talking about chime in.

How big of a circumference around the brewery would be impacted? I'm several miles away, wonder if my well would take a hit?

There's no issue with water at a "craft brewery." Craft breweries barely use any water. Hell a local cleaners or a swimming pool will use more water. I think most craft places brew in 50 barrel vats. So the total water would be something like 100 gallons per batch or a couple of average bath\showers.

Bullshit. Sweetwaters and many other breweries already exist in Fairfax county. You maybe thinking of a distillery.

SB 430 doesn't require that a farm brewery grow all of the ingredients used to brew their beer, it only requires that they grow some or have agreements to purchase them from other growers in the Commonwealth.


"Farm brewery" means an establishment (i) located on a farm in the Commonwealth with a growing area for barley, malt, fruit, or hops and with facilities for fermenting and bottling beer on the premises where the owner or lessee manufactures beer or (ii) located in the Commonwealth with a growing area for barley, malt, fruit, or hops or agreements for the purchase of barley, malt, fruit, or hops from agricultural growers within the Commonwealth, and with facilities for fermenting and bottling beer on the premises where the owner or lessee manufactures beer and (iii) produces no more than 15,000 barrels of beer in a calendar year. As used in this definition, "owner" and "lessee" include a cooperative formed by an association of individuals for the purpose of manufacturing beer. In the event such cooperative is licensed as a farm brewery, "farm" as used in this definition includes all of the land owned or leased by the individual members of the cooperative, as long as such land is located in the Commonwealth.

Those are old laws. Governor McDonnell changed the laws in VA to make it very easy for craft breweries. He wanted to draw more craft brewery to Virginia to create jobs. Here are two of the new laws the McDonnell passed.


SB604 (McWaters) Brewery licensee retail and samples

Allows a brewery licensee to sell at retail the brands of beer that the brewery owns at premises described in the brewery license for on-premises consumption and in closed containers for off-premises consumption. The bill also allows these licensees to offer samples of the brewery’s products to individuals visiting the licensed premises, provided that such samples shall be provided only to individuals for consumption on the licensed premises and only to individuals to whom such products may be lawfully sold.


HB359 (McLellan) Terms under which licensed brewery may manufacture beer

Requires the ABC Board to adopt regulations prescribing the terms and conditions under which a licensed brewery may manufacture beer pursuant to an agreement with a brand owner not under common control with the manufacturing brewery and sell and deliver the beer to the brand owner
Will allow current manufacturers to lease space in their brewhouses to new or smaller-scale brewers

Spoke to the ABC .....they are getting many complaints about the Loud Mouth. Was told the more complaints the greater chance the liquor lic will be denied. Must also complain to the health dept of Fairfax County. The water table in Clifton is not in good shape and a production manufacturing plant like this one could drain our drinking water. Also at issue is the waste that this manufacturing plant will cause. When distributing this beer to market, it will be great to have tractor trailer trucks driving through Clifton.

Hey 90 year old Church Lady,

It's a craft brewery... It's 2015. Lookup what a craft brewery or brew pub is like.

A lot less impact on Clifton than winery with fertilizer run off and agriculture waste. If anything get rid of the winery and keep the craft brewery.

Obviously the last comment comes from someone who knows not what they speak of. If you had experienced Clifton Elem the way most families did, you would not say such a thing. As for the brewery, I was not against it, in fact I was for it, until I heard more facts regarding how it could affect our well water aka the aquifer. I'm quite sure the owner would create a magnificent place, but I for one, do not feel like going to the expense of digging a deeper well just so the brewery can brew really great beer using really great water....our water. "well we'll truck it in" - sure thing. Who will be checking on that 6 months or 6 years down the road? Imagine the expense. No, they'll be using well water. The well permits are already in.

If and when the aquifer is affected, would you drill a new well for me? Please stop YOUR silliness. Put yourself in other's shoes before you make a comment. I like the idea of the brewery but we need to do some research to see how the waste from the brewery would affect the local environment and how the aquifer could be affected. Obviously, if there is an impact, then I cannot support it.
