Pizza Bazzano in ravensworth shopping center is closing up

I dont eat at Bazzannos often but I have been going there every now and then since 1987. The place has been there since 1967. If you never tried the steak and cheese sub get your ass over there right now and get one while you still can.

Damn! I have been gpoing there since 1971, One of the few like it left
I get a Sausage sub no cheese now and then. The same pizza pans have been up on the wall since 1971. And the picture of the Astronaut customer too.

There are small-time pizza-and-sub shops all over the place.

All through the suburbs -- they come and they go. With only one thing in common...

The sauce is the boss. Closing Bazzanos is a huge loss. I have been getting take out from them a dozen times a year for 30+ years. It says on facebook that they are looking for another location. As long as they keep that sauce recipe in the family they will stand out from all the other places.

Moved here in 1974 and have many fond memories of going there as a kid. At some point in the mid 80's, we discovered Victor's Pizza and frankly never went back to Bazzano's. It's really unfortunate how Northern VA has become one giant sea of national and regional chains. Hopefully, there'll always be a few places hanging on like Victor's that are locally owned.

Do you remember Fortuna pizza in Kings park shopping center? The pizza there was rectangular and quite different than Bazanno. I also remember a good pizza place in Bradlick shopping center, was that where Victors was?

Oh yeah...totally remember Fortuna Pizza too, of course. We didn't eat there very much but, that and People's Drug were my go to for arcade games.

In the 60's & 70's, I used to love the steak & cheese at Columbia Pizza in Annandale across from the fire house. Then I went away for about 10 years during and after college. When I returned, I bought a house in Ravensworth Farm.

I noticed Bazzano and decided to try it. When I walked in, there were the same old guy and his wife that ran Columbia Pizza! Definitely, the same couple....but the steak & cheese subs were different. Edible, but nowhere near as good as the Columbia Pike subs.

I could never understand how the same people could make such a different sandwich. I never went back. I quit eating that sort of crap a few years later anyway.

Ingredients...

Why did they move from working/owning Columbia Pizza to Bazzano's? Perhaps they had credit issues with their supply chain?

Clearly, if they weren't producing the same quality at Bazzano's it's because they were sourcing their ingredients from another supplier.

The other thing to consider is the seasoning of the ovens, grill and utensils. My brother bought a locally owned and operated pizzeria in Chicago. He plowed a bunch of money into it to include renovating the kitchen all of its ovens, grills...everything. Although he was sourcing all of his ingredients from the same supply vendor the previous owners were using...by renovating the kitchen, he lost all of the flavor and essence that had been baked into the previous appliances which were all 35 years old.

I worked there for one summer in the late 70s. They had a lot of carry out business in the evenings. I remember quite a few Fairfax county cops eating lunch or dinner often with a couple ice cold beers. Attitudes about alcohol were alot different back then. People would freak out nowadays if the saw a couple cops in uniform pounding beers in the middle of the day.

Safeway's lease was up. They haven't renovated that store in 20 years. Meanwhile, Harris Teeter, Wegmans and Whole Foods now control the NOVA grocery store market. So, Ravensworth Shopping Center's landlord told Safeway that they need to renovate if they want to extend their lease. Safeway said no, so the landlord's bringing in one of those Asian chains that specializes in rotten fish.

Bazzano's pizza was shitty! My mom always bought their pepperoni pizza. Every time the curled up pepperoni's were little pools of oil. F gross. You want good pizza from a local joint? A dinky little place on 236 in Fairfax makes the best pizza I've ever had. Lil Italian Pizza. Not a place to hang out at. Only two little tables, but the pizza is awesome. They also have turnovers, which are kinda like calzones, but big enough for two people. The gyros are pretty good too.

The damn management for the shopping center along with the owner of Smith and Clarkson Deli screwed her over in a bad way. Did not even give her the opportunity to stay. deli owner said he would pay more rent then she was currently paying as he wanted a smaller space as he was not making enough.

When a lease expires, the landlord is under ZERO obligation to extend the current tenant.

Sure, the place has been there for over 40 years. It sucks to see them go. But, it's the landlord's property and he can do with it as he pleases.

As one of the other posters mentioned, if Bazzano's is so great then surely they can find a new home and continue on for another 40 years.

Literally one of the first things I did when I moved my family to Ravensworth Farm was drive to Bazzano to check out the food. Im from NJ and this place looks the part of a good Italian joint. Too bad the food was complete Crap. Ive had a better meatball sub out of a vending machine. The roll was like a toasted hotdog roll and the meatballs and sauce tasted like what I imagine dog food tastes like. Pizza was complete crap too.

That was 11 years ago and I never went back into the place. Personally I wish the owners the best but good riddens as they obviously could care less about their clientele.

1. Ravensworth pool gets its Pizza from Dominos and has since I joined back in 2003

2. Smith and Clarkson Deli obviously makes more $$ than Bazzano and is a bigger tenant. Landlords tend to like that sort of thing. Smith also brings in more traffic. As a tenant Bazzano would or should have known this and should have secured a long term lease or strong renewal rights. Assuming there was no kickout clause they would have been there a long time.

3. Bazzano's product was not good.

4. Wait till Smith and Clarkson finds out that Korean customers dont eat at non-Korean owned Deli's. Koreans will take all the parking spaces and the only other store they will ever, ever enter is the Korean owned Golf Shop (which is excellent by the way). I predict the Lotte will hurt the other businesses in the center as traffic will be bad, they will have removed all the Safeway shoppers and replaced them with Koreans interested in spending money exclusively in Korean owned establishments.

5. While Safeway was really slack at just about everything wait till the center gets filled with the stench of rotting fish that Lotte will bring.

The big winner her is the Kings Park Giant.

Ravensworth SC is pretty well done now. First the Highs store closed then pup fair went under, we lost the Alamo steak house at some point then drug fair and now Bazanno as well as Safeway. Is the post office still there in the corner??

Alamo steak house circa 1977 had both kinds of draft beer, light and dark. Most of the guys that worked at RC cola and Sears service shop on port royal road would pound beers at the Alamo and then drive home drunk as shit. If you got a dwi back then it was a 200 dollar fine and no loss of license. If you got 3 dwi's then they started to mess with you.

Biked there as a kid in the late 1980s. Loved the square pan mushroom pizza. Moved out of the area as an adult. BWent back in 2001 for an pre-rehearsal dinner with my wedding party in 2001. Went last year for the first time with my son. Place was deserted, run by Hispanics and pizza and fries wasn't as good as the 1980s.

Smith owner's wife is ill and he doesnt want the crappy Bazzano location especially since its rumored the Center owner was going to put a national eatery in the Smith & Clarkson location. Smith owner will be closing doors.

- Kilroy's claims its rent is being quadrupled and is going to sue the center owner for the increase.

- Lotte deal has died and they are no longer coming to the center.

- the 7-11 lease has not been renewed.

- the reason the safeway left was that the landlord raised the rent too high. Said the safeway was making good sales numbers but that the rent was just too high.

- the original plan for the shopping center renovation was a tear-down and rebuild of much of the center - now its just a minimal face lift.

True. The deli has about two weeks left. Bazzano's is a smaller space than they have now and they have felt cramped for years. They looked at Kings Park Shopping Center, but nothing available. Bradlick Shopping Center may be an option, but it's a 9-month wait. They even considered the closed Piero's Corner, but decided Fairfax City would not be a good fit for them. You can't sue someone in a commercial setting for raising the rent, provided the raise is done after the expiration of the current lease of course. It's a business. The landlord OWNS the land that the shopping center sits on and he's free to charge whatever he wants to rent out his space. A strip mall right off a major interstate in a vibrant, middle-class area like Springfield/Annandale there at Braddock and the Beltway, is highly valuable. It's not Tysons valuable or Beverly Hills valuable but it's valuable.

And there will be no shortage of tenants looking to get in there. A strip mall landlord only gets a few chances to re-evaluate his leases and raise rents because the larger the tenant, the longer the lease. The longer the lease, the harder it is to come up with a competitive rate of rent although escalating rents every few years can often be built in. But, you have to know how and have the balls to negotiate that.

Is it unfortunate that a locally owned restaurant like Kilroy's may have to move or close? Sure...well kind of anyway, it's Kilroy's.

Does it make good business sense to kick out a long standing tenant who as far as we know paid their rent on time and ran an otherwise legal and tidy business in favor of a new, unknown, possibly unproven tenant? Well, it's a risk...but this is NOVA and if you're not always looking at ways to increase your revenue and lower your expenses, you are falling behind. In Butt-Scratch, Iowa...different story.

I would like to think the local media would try some investigative journalism here to see who the landlord is, is he a jerk, is he Asian, why is he tripling rents, run some interviews with the tenants to get their impressions of the landlord, etc...

I see a disaster looming for the landlord. I see vacancies galore...
He will not get many good tenants to come in.

When the Bank of America closed they got Sandy Spring Bank. Really? How is that Bank doing? Can anyone name anyone they know who uses Sandy Spring Bank?

Solution:: Let 7-11 have the Safeway spot and SuperSize it.

I dunno. That shopping center has been kind of dead for a long time now. It's in sort of an odd location and access isn't great. It COULD be a great location if it were completely redeveloped. But as is I can't see a whole lot of businesses fighting to get space there. Seems like they're doing good to have what they have.

Headed down Braddock to the Beltway and then back out and continuing that direction is the only way that it does work. Try it from the other direction when there's traffic. You'll sit through 3 cycles of that light to make the turn. Headed back West on Braddock you'll sit in the lot waiting for somebody to show you mercy just to get to the light and then sit through it. It kinda-sorta works for as little traffic there is most of the time but that layout can't handle any real volume.

It is not anywhere close to as bad as Pickett and Lohmans. Pickett is bad all day, every day.

I have been going to Ravensworth for years now and have never once missed the light due to waiting.

Yeah, like I said, try coming off of the Beltway or coming West on Braddock during rush hours. Or try getting out of the lot any day from about 3:30 - 5:30 when everyone working back in all of the businesses down Port Royal all are funneled back out that same way and the gas station is dumping people out ahead of them. I used to have to hit UPS and the post office there every day before they closed. Pain in the ass getting in and out.

It's workable for as little traffic as it has and when there's not much traffic other times but to do anything more with that site would require significant access improvements. Which probably has a lot to do with why nothing more has been done with that area by now.

The landlord is just running off all of the tenants so he can redevelop. Get ready for Mosaic v1.2, or Ravensworth Towne Center... Work, Shop, Live! Ah goddammit! I guess the region hasn't been fully commercially homogenized yet. Same shit every where.

It sounds like the owner is ready to cash out on his property. If you have been noticing in that area the small strip malls have been bought up and they are now being re-developed by investors. Look at Springfield Mall and the area over by Greevy's.

My guess is the owner has a good offer on the table and he is now trying to figure out how to break the leases so he can sell to an investment\redevelopment firm.

A large firm like Safeway leaving is not a good sign to an old strip mall. It will probably be sold and redeveloped. A parking garage, a high rise and new shops. The Braddock Town Center.
