Best neighborhoods in Fairfax County

We're looking to move to the suburbs of Northern Virginia. Where are the best neighborhoods. We're looking into Burke, Springfield, Fairfax City, and some areas of Fairfax. We have young kids and would like to move into an area with good schools, nice parks, and safe neighborhoods (family friendly). So far the realtors we've contacted have been no help and since we are out of state we aren't able to visit the neighborhoods until May. Our pricerange is around 500k for a single family home.

I have lived the past 5 years in Burke and I never want to leave...it's a great place for kids and families. We have tons of children aged from elementary school to high school. Crime is very rare. You're also conveniently located near Fairfax, 395/495/95, Burke Lake Park, Occoquan Regional Park and Fountainhead. Lake Braddock and Robinson are both great schools as well.

None of those schools ranked on the National List of Best Schools, except Jefferson, W.T.Woodson and a few other local ones (google the list and ck out the stats for the Dept. of Education). Maybe Robinson but much lower on the list.

Having once thought this county was ahead of it's time or on the cutting edge of what's good for the Nation, especially in regards to education, I would now choose a private education.

The best criteria for judging how good a neighborhood in Fairfax is the BPSM index.
That is beaners per square mile. The lower the number the better the neighborhood.

IN this area it really depends on where you will work. Quality of life is largely determined by your commute. Traffic can be horrible here if you commute at certain times and use certain roads. If you work in DC I would chose close in or better yet Arlington County - that is a great place to live. Working in Tysons - pick Great Falls or Oakton. Springfield, Burke and Annandale offer the best value for close-in suburban homes but can suffer from school and congestion issues.

If your workday schedule is something like 3am to 12 noon buy a couple acres out in haymarket - that is a 40 min commute at those times (more like 2-3 hrs rush hour). By the way rush hour here is expanded because of the huge number of govt. workers. Not sure about the morning but you can count on afternoon rush starting as early as 4:30 pm.

Look on a map, see where your job is and re-post asking 'where is the best place to live in Fairfax within a 30 min average commute of ______________.'

I grew up in Fairfax County. The best way to find the best place to live is to look up the list of the best high schools within Fairfax County. I think you might be able to find the list on www.fairfaxcounty.gov. Stick with a house that goes to one of the top 6 or 7 high schools and you'll be fine.

Hybla Valley offers an excellent mix of culture, safety, and great schools. I have never heard a complaint from anyone who's lived there.

If you want to go to a particular ES/MS/HSes, make sure you buy fairly near the set of schools you want to go to or you might get redistricted to some school you didn't want. County-wide, there are several redistrictings every year. See the redistricting thread for recent fun on this topic.

Also, be aware of a couple other things -

1) While FCPS pretends to have HS pyramids, a number of ES/MS schools are split feeders at the ES/MS and/or the MS/HS boundaries.

2) If you think there's a reason to believe your kids are GT eligible or likely to be, GT starts in 3rd grade and runs through MS. FCPS has several levels of GT, but the one that matters for this discussion is "Level IV". At Level IV (about 12% at this point - used to be much lower %), the kids are in separate classes. There are two variations. 1) GT Centers - specific ESes/MSes bring together Level IV eligible kids from surrounding ESes/MSes and "Local Level IV" - starting about 8 years ago, some ESes started offering "Center equivalent" (your mileage may vary - some ES Local Level IV classes are nearly 100% center eligible, others may be 10% center eligible) separate classes - essentially tracking at the local ES. The GT Center pyramids don't correspond to the HS pyramids. Also, FCPS has traditionally bussed kids to the GT Centers, but given budget constraints, it looks like FCPS is going to stop bussing kids to Centers if there is a Local Level IV class and FCPS is adding more Local Level IV classes.

Google "Top Schools in the US" Newsweek Mag. does a yearly survey on the top schools in the US and Fairfax county has a lot on the list, many in the top 5%.

If a realtor tells you all schools are the same, find another realtor.

Schools are part of the equation and anything in the top 1/3 of the ratings are still pretty good. There are differences between the #1 HS and #10 HS in terms of test scores, but there are more factors than that which should be considered. Plus, I don't know that the best ES necessarily line up with the best HS and there is something to be said for lower performing ES since they get a lot of attention and money and higher achieving students benefit along with everyone else.

I would also give consideration to where you might be working and the commute, degree of nearby planned development, access to roads like the FXCO Parkway, etc. All things considered there are probably only a handful of areas (e.g., Hybla Valley) where I would never recommend to someone, but so much of this is subjective.

I would probably choose Burke or the Clifton area. Oakton, Westfields, Chantilly, Sterling and Annadale areas are experiencing a population explosion and an influx of illegal immigrants. Burke offers good value.

Just about all of the Fairfax Schools offer the same education level. If you want the best school then you are looking at getting your kid into Thomas Jefferson.

ChrisS...I know of a 4-bedroom that's for sale in the Canterbury/Frost/Woodson school district, in your price range. Across the street from the neighborhood pool, tennis courts and wooded walking trails. 5 mins. to the beltway near Burke. Stay away from Hybla Valley.

Mantua is a good choice, but you'll likely need to spend more than $500K for a nice house in the Mantua/Frost/Woodson pyramid. Houses in the lower $500s in this area likely will need a bit of TLC. IMHO, you'll get more for your money in Burke.

The better areas of the county (with excellent schools) are expensive and for $500K, you can only get a townhouse. Are you set on getting a single family home for $500K? If not, you should consider Reston (any zip code), Herndon/Oak Hill (only 20171), Fairfax (22030, 22031, 22032, 22033) and Centreville (20120). You may be able to get a very old SF home in these areas for $500K.

As others have stated, the traffic situation is going from bad to worse. You should consider proximity to major roads. Some of the above areas will not only give you good accessibility but are also slated to get new metro stations in the next couple of years. See http://www.dullesmetro.com/

I haven't seen $500K houses in the Mantua district for sale that I'd consider to be in very good shape. Can you flag the MLS listing? Either I missed it or it needs a bit more TLC than you've acknowledged.

Fair Oaks Estates. Good neighborhood in your price range. Good schools. Close to major commute options and shopping.

Well, this is pretty poor advice. First of all, it's Loudoun, not Loudon. Second of all, it's got around 280,000 residents, which is not exactly "upcoming." Third, many of the schools are outstanding, just like in FFX. For example, my twins will be going to Pinebrook Elementary next fall. Why don't you check it out? It's about ten light years above mediocre.

Traffic can be bad but that's because the traffic in FFX is so horrific.

You'll get a lot more house for your $$, which is why we moved from 20151 to 20152.

Some neighborhoods are prettier than others. The houses in Fairfax are OLD! Neighborhoods are old. The traffic in Fairfax City is horrible and parking lots tight. They've made improvements to the area, but most of the shopping centers are run down with lots of closing businesses. Everyone is looking for something different, but it's really hard to get a feel for any of these neighborhoods without driving through them. In your pricerange expect houses circa 1950-1980.

Plenty of neighborhoods have HOA's in Fairfax County. And though you can take side roads and vary your routes, traffic is inevitable around here. Parking lots are a mess. I find Vienna to be one of the more congested areas.

Not exactly true. The huge leak from the neighboring tank farm remains under many homes. Some were condemned, bought by realtors, held as rentals until the news died down, then sold at excellent profit. My realtor friend did just that which is how I know.

There's also the "Mantua attitude" which involves letting every new aquaintance know your professional status and which politicians you know within 5 minutes of meeting.

Mantua Elementary School is overcrowded and has high teacher turnover -- some stay a long time, but great new teachers leave after two years. I don't know why, but it could be the overbearing parents who drive them away.

If you want Woodson for a high school, look to one of the smaller elementary schools in a "normal" neighborhood.

That's my opinion... let the flaming begin.

I would say the worst areas for traffic during rush hour are 123 thru Vienna, FFX County Parkway, Reston Parkway, Dulles Toll Road and RT 7.

Reston has some nice features from the HOA, such as 20 pools, tennis courts, paved pathways, three lakes for boating, protected wetlands and woods. You can use any of the 20 pools free. The pathways are nice, but in the bads areas there have been some crimes on the pathways. Reston Town Center is an upscale dinner and community meeting area; includes an outdoor ice rink in the winter.

Reston will soon have the new metro silver line, so real estate values are now surging.

Reston is split between low income Apts and a rich retirement community.

Ah Mantua, didnt note that. Mozart is closer to correct than me there. I still think you can do fine w/500k but I wouldnt say there are tons of houses for sale in that range. It has great schools and it is very attractive.

Also please do some research on the Mantua Gas Spill in around 1990ish. A tank farm up hill from this subdivision had a large leak and a lot of gasoline leached into the ground water in Mantua. Houses had to be evacuated and abatement measures implemented. Now almost 19 years later most of the abatement is finished BUT I have a friend that works on the children's oncology ward of Fairfax Hospital and she claims she sees a disproportionate number of patients with cancer from the Mantua subdivision. If I chose to live there I would locate as high and far away from the effected areas as possible.

Buy the school first, then the neighborhood and then the house.

Neighborhoods I know (and love/hate).

Burke (22015) - good schools (Robinson/Lake Braddock). I believe they were renovated recently. Outside of a bunch of beer-guzzling girl soccer players, I haven't read/heard much about any gang activity in those schools. Traffic sucks the big one.

West Springfield (22152) - good school (West Springfield) that's falling apart. I haven't read/heard about any gang activity there, but it's possible. You also have a VRE station close by. You have a lot of nice neighborhoods in the area BUT you would be close to North Springfield (22150/22151) - Gang-Banger Central. Avoid Lee and Edison at all costs.

You can get a pretty decent 3-5 bedroom house either in Burke or West Springfield for around $350,000 - 500,000 without any HOA crap.

Centreville (20120) - a few years ago I would have picked this as a first choice, but not any longer. There is a lot of crap going down at Westfield. I would not want my child going to that school under any circumstances. From what I've read here and elsewhere, it's big with a lot of bored, rich kids who like to do drugs and play gangsta. I don't know if there are any REAL gang-bangers down there, but given the money floating around I suspect you have them circling the place like a bunch of sharks.

There has been gang activity reported in the Post and the Connection at Hayfield High School. It has been alleged (here) that Oakton, Chantilly, Lee, Edison and Jeb Stuart also have high gang activity. West Springfield, Lake Braddock and Robinson might also make that list, but I just don't know for sure. Like I said, I haven't heard/read anything about gangs at those schools.

If I had a teenager about to enter high school, I'd pick McLean High School. Look for neighborhoods that feed into it.

If in close you mean on the other side of the railroad tracks and in completely different school pyramids, then yes, they are close.

Well, since a good portion of Centreville goes to Centreville High, that shouldnt be a problem, maybe it's only the VA Run area that goes to Westfield.

Yeah, there's always Lake Braddock, a really wonderful HOA area. Or maybe you're thinking of Signal Hill, oh wait, they have an HOA too. Then there's Lakepointe, oops, another HOA. Then there is Southport, also under HOA.

In actuality, there are a few homes without HOAs in the area, but they are few and far between. Most of the properties have been bought by developers and built up and given HOAs. Burke is one of the last places I'd look for a non-HOA home. There just aren't that many there. And West Springfield isn't much better though the HOAs there tend to be older and are less annoying.

Here's all the HS in FCPS ordered by rank. You can also check the elementary and middle schools.

The ratings are based on SOL test scores and it includes other desirable info such as % of students on free/reduced lunch.

This gives you the schools for an address you're looking it. Typically if such info is not provided in the listing, the house is in a less desirable school area.

Also check the school zone maps (also on FCPS website). You may find you're on the edge of a school zone; in that case, check the neighboring schools.

High gang activity at Oakton? News to me. I thought that school was full of rich white kids.

Anyway, what's with McLean HS if you're so concerned about gangs? Take a look at the Timber Lane area that goes to McLean first before you send Tripp and Suzie off to McLean High.

We loved Fairfax. Lived there for years. Then we moved to Va Run. It was a nice neighborhood with new homes and a lot of new families, schools, and shopping centers nearby. But the HOA is horrible. It's run by a bunch of jack-booted Nazi thugs. You could get in trouble for not having the "proper" storm door color. Seriously.


People have gone to court over the crap this HOA stirs up and they have won against the HOA..... but the HOA still continues to intimidate, harass, and hassle decent, hard working people. AND they spend our money fighting in court for the stupidest minor things. Don't move to Virginia Run. Your kids may get hooked on heroin while you're fighting the HOA.

Geez, I've stirred up a hornet's nest.

Okay, let's start with Centreville (20120)

There is a lot more neighborhoods tied to Westfield then VA Run. Pleasant View, Sully Estates, Braddock Downs, and Country Club Manor also feed into Westfield. There are more, but those were the ones I double checked. Remember, FCPS has been rejiggering the lines and pulling kids out Centreville High and sending them to Westfield.

I stand by what I said about Westfield High School. It wasn't a bunch of current and former kids from Lee High School that got busted dealing heroin, it was Westfield. Based on what's been posted here in the FU and elsewhere, I suspect that Westfield has a serious drug problem.

HOA's - Okay, basic rule of thumb is that any single-detached housing development built before the mid 70s doesn't have a HOA. I am not talking about townhouses or condos. There are a lot of non-HOAs all over Fairfax, particularly in Burke and West Springfield. And yes, HOAs in Burke and elsewhere are a bunch of Nazis. The HOA in Charlestown threw a cow when a friend of mine put up a pink plastic flamingo in his bushes.

North Springfield/Gang-Banger Central(22150/22151) - Yes, you are right that they are in a different pyramid, etc. BUT, I wouldn't necessarily describe it as on the other side of the tracks. It's just up Old Keene Mill Road. And it's getting worse and creeping west towards West Springfield and north towards Annandale. Plus, it's headed towards Burke as well. I just saw some MS-13 gang tags at Burke Town Plaza. I don't know if it was dumb ass kids or real MS-13, but it is pissing me off.

I didn't know about McLean and, like I said, I read about possible gang influence in Oakton in the FU.

One other thing, if I was in the market for a house in Fairfax, I'd check out the foreclosure listings. You'd be surprised what you can get for 500K if you have the money and are all ready pre-approved. But, check the schools out first and you need to look at more then just their test scores.

That is not true what Looly wrote in the previous post. I've lived here for several years. Oakton is a great place to live and there are great schools here. Besides, I'm tired of people calling them beaners. If you mean Mexican, or any other individual country, say the country. I find it unbelievable how people think they can put down Mexicans just because they are the newest immigrants, whether legal or illegal.

I moved beside the Vienna Metro about a year ago, thinking how convenient it would be to Tyson's, route 66, and of course, the metro. BUT, you get the noise and crippling congestion every morning and evening. I though being beside Vienna would be a plus for low crime, BUT being beside the metro brings riff-raff. A couple of years ago the houses in my area were plagued with invasions and muggings all traced back to riff-raff that had used the metro to get to Vienna.

I'd say it has to do with a circle you can draw around the beltway that is slowly expanding out. In that ring you find custodian types blue collars that can't afford to live in the city, but can't afford to drive in from good neighborhoods and new developments, so they end up in cheap housing and apartments around the beltway. As DC grows so does that ring.

Blue collar doesn't automatically mean "riff raff." There can be low cost/low income areas that are neat, clean, and decent to live in. Its just that the metro brings certain criminal elements that wouldn't have existed before.

However as cost of living increases in heavily populated areas, how do the "essential" people afford to live? How do all the firefighter, teachers, police, and paramedics manage to stay in Fairfax?

The "disproportionate" number of children in the oncology ward may be due more to the fact that Mantua is an unusually large subdivision, (over 1,500 homes), and therefore an unusually large sample size. So, this may be a matter of perception, more than anything, (add to that the fact that people recognize the "Mantua"name). Actually, there have been only 2 cases of children with cancer in recent years, and neither of those were from the area of the spill.

No flaming, just chuckling. There are those with such an "attitude", though they are few and far between. As for the spill, as another poster points out, it was a very long time ago and was limted to a very small area of this huge subdivision and has long since been cleaned up. Not sure what's not "normal" about the neighborhood.....

As far as the school goes, it is large, indeed, though they do an excellent job of making it feel smaller than its size. The reasons for its large size is that it's a GT center as well as the County center for the hearing impaired program. No high rate of teacher turnover, as you say. Every one of my son's teachers is still there, years later. Not sure where you're getting your information.

You can actually get a house in Clifton for around $500K if you look around, plus you get some land and no HOAs, but the school is closing, so so much for that.

Personally, I love living down here in Clifton. Not all of us here live in ginormous houses, but it's wonderful down here no matter what your housing situation. You're not too far from the Parkway, and it might take a while more on your commute, but it's great out here.

The single most important factor in a child's academic success (according to this NIH study) is the reading level of the mother. The second most important factor(from ages 8-17) is the income level of the neighborhood.

I would buy take the 500K and do what the prevailing logic says---buy at the low end in the most expensive neighborhood you can get into.

Chris, you may regret having posted your question here. In fact, you may be second-guessing your move to this area (I would if I thought everyone here was as awful as what you are seeing). I would encourage you to find other ways to get the answers you need. But especially focus in on quality of life issues - all FCPS schools (even the "bad" ones - which usually have more students who are poor, and often those students struggle to achieve) rank better than most in the nation, so get beyond that to things like commute time, location of services (libraries, parks, grocery, post office), etc. Your price range means you can afford most anywhere. Good luck.

There is an other area "Kingstowne". New town in Springfield and Alexandria area but Fairfax county. It is new town close to Van Dorn Metro and Springfield metro. Great schools, town center, movie theater, shopping centers and shopping mall 395 highway and 495 beltway . Very family and friendly town.
We moved to this are 13 years ago. We have kids and love this area.

Also, only people who feel for moving to Alexandria perpetuate that it's a good place to live. It's has a small old town area that's nice. Most of the rest of it is bleh to ghetto. Alexandria is NOT close to anything except National Airport. Sure you can be into DC in 10 minutes or less if there's no construction at 3am on a Tuesday.. otherwise your commute is worse than people who live 20 miles away. It's not close to anything else in Virginia. It's a quick hop to the Garylord (zzZzzz). Yeah Alexandria pretty much sucks.

I some how went off topic.. Mantuas is not real stop talking about it.

Those are all obviously fake sites. Even the Wikipedia article is made-up by a small group of conspirators who are attempting to create the illusion of a real place. Mantua does not exist in Fairfax County.

Those who claim Mantua is real need to produce a dead or living Mantuan. Otherwise their fake claims have no credibility without concrete evidence.

Does Mantua International Airport offer direct flights to Atlantis and Shangri-La?

The subdivision where Deer Park elementary school is within, is called Country Club Manor. It is an amazing area, and I am very picky!
