Living in an RV or Tiny House around here? Doable?

Think I could do this? What if i had my own small plot of land to park the RV or build my tiny house on, outside of any HOA's?

The cold of winter and the heat of summer are no problem, since modern RV's have better insulation and good HVAC systems. Plus I like the idea of living in one- if things go south with my job I can simply hitch it to my truck and roll out where the better jobs are. Plus I want to travel, and have spent the past 18 raising my successful kids and being a wage slave, but i feel like it's my turn to travel now.

No kids to worry about now though they are grown.

I want to stay in the area for my job for one more year (so i get my pension!) then I will be free to wander the country.

I got an offer on my house friday, am mulling over it now. This would be pure profit since I am debt free and although I could simply build/buy another house-to be frank I got this house for 140k, now its worth 450k and at that same price point, to buy a similar house in the county would be SMALLER. i want to take a year, wander about in the RV, and find where I WOULD like to buy a house in the future, just not right now.

I don't feel like shelling out over $1,600 a month for a 1 bedroom apartment either. I figure with the RV if i get tired of the lifestyle i can sell it, get a cheap apartment at that point, and go from there.

ANy pros/cons?

I don't think the county will let you live in an rv.... Even on your own land

Assuming he's single (anyone wanting to live in a RV is more than likely single) he would only have to pay tax on $60k as the first $250k is exempt.

So- I am not worried about the tax part. I have comfortably saved enough to just stroke a check when the time comes. Thanks for the reminder though- you never truly own your shit if you have to pay taxes on it! I just paid my car tax and now this meals tax in the news...good 'ol Unfairfax!

Besides that, to my query- plan C- borrow a friend's driveway or side of the house or backyard (in other words, off the street and on private property) and simply
"squat with permission" in it? What if i rented a commercial lot? I do have an LLC....come on lovely FFU people, help me out in trying to live cheap and free!

You can absolutely live in an RV. As long as it's legally parked there is absolutely nothing wrong with it and nothing the authorities can do to you.

I think Wal-Mart allows overnight RV parking but if not any side street will do. There are plenty of "homeless" people living in their cars already, so there is plenty of precedent. I'd recommend a getting gym membership so you can take showers without filling up your wastewater holding tank.

Trump says it is smart business to avoid paying taxes, and he is correct.

For the last 12 years I paid almost zero taxes.

^^ So there you go, Home Depot parking lot with the car-dwelling people. I think the homeless shelters allow vehicles to park there also. Personally I would get a small or medium size motorhome RV that could be parked on a side street without blocking traffic. They are really cheap only $5-$20k. Drive to your gym for a hot shower in the am, then to your job. Every week or so you might have to visit a service facility to empty your toilet holding tank, unless you don't use it.

I am pretty sure you can't live in an RV or mobile home even on your own lot due to zoning regs

I would look on craigslist for a foreigner looking to make an extra couple hundred a month by renting out a parking spot in his driveway.

Your RV would fit right in around Springfield or Annandale.

Do you think housing prices are going to collapse in the next year? I'd keep the house until you're ready to go. Plus you would gain time on the cap gains.

Living in an RV would involve enormous hassles...finding electricity, pumping shit tanks, etc. I think a friend's driveway would be the best option, but he/she would have to be an awful good friend to put up with it.

I lived on 42 foot boat for a few years and had many hassles similar to RV living. The worst hassle was fresh water, most marinas turn it off to prevent lines from freezing. Then there was diesel fuel to fire the furnace. After the water freezes, you can't just fire up and putt over to the fuel pier, you have to lug it in in 5 gallon cans.

I loved the life but I had to hang it up after a while.

Nobody from the zoning office is going to go around knocking on the window of door of your van/RV unless you create a problem or piss someone off.

There is apparently already an entire community of people living in the Home Depot parking lot which was documented in the Washington Post and in the recent thread here http://www.fairfaxunderground.com/forum/read/2/2342305/2343761.html

How would they even know someone was living inside -- as opposed to an empty parked RV, or someone temporarily pulled over?

Do you really think the neighbors won't notice or will be okay with a stranger living in the RV parked in their neighbor's driveway? I don't think so. If the property is part of a HOA, then forget it. You might be able to get away with this if your friend lives on five+ acres, but this would never fly with most properties in Fairfax.

I see several RV's parked in driveways just driving around Fairfax Station, West Springield, and Burke every day.

You could park a Winnebago or Motorhome next to the curb legally in many places and if the road was wide enough, such as on Burke Road between the VRE station and the sharp curve, nobody would bat an eye. Particularly if you move every day or so it should be fine. Park in a different place every night and never directly in front of someone's house.

You could also get away with parking overnight in the back of a hotel parking lot for one day at a time. But if the Home Depot already allows car and van overnight sleeping they should be ok with a small motorhome.

Not Fairfax, but you can park your RV at the Greenbelt National Park campground ($18/night) and walk to the College Park Metro station each day for work.

I read online that people live in RVs while parked in long-term parking at Union Station. You can also park overnight at some Metro stations.

There is a whole lifestyle now called "Vanlife" where people (often young, and couples, who are employed) live in stealth conversion vans and park overnight in parking lots and on streets. High cost of housing has caused this development.

That Washington Post article gave away the secret.

Fairfax County is actually pretty darn safe. If you pick out about 10 or 15 spots either on a wide road or a friendly parking lot you could rotate through and park in each place one or two days a month with no problems whatsoever.

If I didn't already have a house I would consider living in a small motorhome and showering at my gym every day. I could probably even park there a few nights per month.

In Montgomery County you can pay a fee and hook up to fire hydrants to refill with water. There's a whole fleet of mobile dog grooming vans that does that.

Finding a parking place somewhere is not the problem. The problem is where do you plug the fucking thing in at?

How could anybody survive a NOVA summer without A/C? Forget running a generator. They are noisy, burn a lot of fuel, and all but the highest end RV generators are not designed for constant service.

The Honda EU series generators are extremely quiet. The EU3000iS can run for 20 hours on a tank of fuel and is only 49 db (potentially quieter than a refrigerator). Depending on how and where it is mounted, you might not even know it's running.

Yeah, I walked by one of those running at a festival.
I had to stop and ask if it was really running.

Yes theres a way.. Buy a old sailboat 30 ft long 30 grand. Anchor it in the Potomac out of the ship channel. Get a small dingy with a outboard to motor to shore. For showers buy a FXCO Rec Pass go to a rec center in the AM for showers . Or PM till they close. On the boat a BBQ and ice chest. Now and then people do it. It may be rough for 6 months. And theres no colder place in winter then living on a boat. And No more wonderful place to see sunrises or sunsets. If iced in prepare to spend a week in a motel. Its legal. Or go to DC and Maine Ave and rent a slip with electric hook up and live aboard many do it and they love it. If you own any firearms rent a locker at a bowling alley.. in Va..to keep um..Or Golpher Hole em.. In Va.. LOL! If your down by the WW Bridge you can take Huntington Metro ..If you Dare.. Or fined a spot to keep the car. When you get tired of it sell it off done deal. and Get your money back. With a older boat all the depreciation is already done. Do a little work on it and get the same price or a bit more. And for 30 grand it will be good enough shape and have a good enough engine if you look around that you can pull up the anchor Friday, and spend the weekends riding the waves. Coming back and anchoring on Sunday night.

I knew a guy many years back he lived in a step van for 2 years saving for a house.

Food trucks are a big market. They have them and use them every day. If you mounted it with some shielding it would be fine to sleep around.

Get a job with a company that has free underground parking. Lockheed Martin in Crystal City for example. There's even a gym in the basement, so sou could live in a van down there for free with no need for heat or a/c. You might even be able to suck the free electric vehicle charging.

Yes, Honda makes a fine generator.

But there is no way in hell that a 3000 watt generator will run a RV roof A/C unit, let alone two units that a larger RV would have. Don't believe me, there's many RV web forums where running an A?C on generator power is a frequent topic.

It might start a 13500 btu a/c unit which takes 2800-3000 watts to start and around 2000 watts to run. There is no way it would run anywhere near 20 hours on a tank of gas under that kind of load.

A 15000 btu unit? No way, they need 3300-3500 watts to start.

Get a PAIR of EU7000IS Hondas at 4 grand a pop and then you might have enough juice to power all the comforts of home.

I'm planning on doing this too. I've been checking out House boats. A person would still need a place to park a car. Some Mobile Home parks have sections for Workers that travel. you can buy Wood stoves for Trailers and boats that mount to the wall. There are also Companies that pump the crap out of your Boat. Their called Honey Dippers. Check out Youtube.

Thanks all for the wonderful advice, especially about running the generator and AC! I figured that would be a large power draw- so would only run it during the times I am actually in it -which won't be much- between work and running errands (food shopping, laundry, etc) I only intend on using it as a place to sleep.

Any "company" that does not want to stay with me in the RV can pay for the hotel! LOL.

I think the "normal" house-dwellers get mad when they realize they are debt slaves and slaves to their job and lifestyles they have to pay for, and see a free person living it up in their RV, free to go wherever the road takes them, they have a bed to rest in right behind them at all times. They are also mad they pay $400k for their .15 acres of land trapped in those 4 walls with those shitty neighbors, while my scenery can change every day if i want it to. Park at the lake one night for some fun night fishing, the campground another night, the casino another night- just out having fun! Best part is no hotels or mortgages to pay for you have your shower toilet bed clothes and a small kitchen to cook with- all a man needs! I am even getting rid of my furniture- its just an extra expense to store! All i need are clean clothes and something to eat and I have all my music and movies on my laptop and 2 external HD's and backed up online too so I will never be bored. Plus get bored of one scene- gas up the truck and roll someplace new! An adventure every day!

I also think people are mad because i am saying "fuck the system" and going about life my own unconventional way. I did the 9-5 house with white picket fence and 2.5 kids I did my part, paid my debts, now let me live!! Not my fault you are stuck in a shitty mortgage that was YOUR choice to keep up with the jones'es!

I found some NICE FULLY LOADED RV trailers for about 20k down at mcgeorge's out ashlawn, va area by kings dominion. Gonna pay them a visit in person monday to take a few tours and "test" them out! I will report back what I find out.

I have learned I can also RENT an RV for like 2 weeks and give it a trial run. I have slept in one plenty of times when young, but not in the past 20 years, so it will be fun learning about all the new technology!

I really want one of those RV buses and hire a driver- but I imagine the parking would be a bear and that takes lotto winning money- so I want a simple travel trailer that has room to sleep 3 (so in a pinch a friend could stay with me). I dont really need 2 slideouts, more stuff to go bad to fix.

Let me get some coffee and think more- this is fun! Thanks guys and gals keep the convo up I enjoy this!

You don't need 13,500 BTUs for a small RV or van. But yeah, if you do have a big RV with a 13,500 BTU unit then get the EU7000iS generator.

I stayed in a RV for over a year at Bull Run regional park. Electric site was 32 bucks a night with unlimited electricity I left the propane furnace off and ran a couple space heaters. You have to change sites every two weeks but they gave me a pass on that during the festival of lights when they use parts of the campground for power to all those lights.
basically its a 1000 a month they have coin laundry and bath houses. I was splitting the cost with another girl.

You can combine a solar/battery system with a Honda Eu3000 or EU7000 as described above which at 47 db are more quiet than a human conversation. A lot of motorhomes and trailers at Myrtle Beach campgrounds this summer had that setup.

I'd think the cheapest option is a mid size motorhome which you can park on the street or a parking lot without having to pay a nightly fee. Hang a motorcycle on the back if you want more mobility.

There's also the hybrid car carrier/motorhomes which can carry a small car inside the back half.

I say keep your house for a year while you do a trial run in your RV set up. You can travel around and return to the area--you can have a friend or family member get your mail and forward it to you and/or you can return to the area periodically while you test out your new life style. Or you can find somebody to 'house sit' for you--they basically just cover the utilities and get the mail for you and you can keep tabs via phone/computer.


If you tire of the RV lifestyle, you still have your current home to return to. If you find another area that is more desirable to you (where you want to purchase a house), you can then sell your current home.


You can purchase a nationals park pass and you can plan out your next destinations with your computer. Remember, sometimes advanced reservations are required for more desirable locations for camping set ups. You can utilize YMCA's all over the country to work out and shower. Like everyone said, Walmarts allow overnight parking.


I know a couple that traveled all over the USA with their cat and dog--after a year it got tiring even though they really maximized the experience (and even blogged about it). They visited friends all over the country, staying at various friends' homes, thus breaking up some of the time in their small RV.

Lived for my 4 years in uni in a rented roll up warehouse in W Springfield. $800 a month while GI Bill BAH gave me $2200 a month. Had my living area, garage and gym all in one spot. Socked away a ton of cash. Chicks fucking loved it too.

As for RV'ing, register it out of state. I did the same with my auto, and didn't pay a dime in Virginia extortion fees the entire 4 years.

In the late 90s I bought a used conversion van for 5000 bucks and lived in it for a couple years. I had a good sleeping bag for winter time. In the summer you either have to get in the A-C somehow or go north. I went to upstate New York during the summer.
One trick I figured out is that you can walk on to almost any college campus and use the showers in the gym. Just walk in there like you own the place with a little duffel bag and you can shower for free. I would spend a night at a motel every few weeks and would keep the key card so I could go back for the free breakfast for days afterwards, just walk by the front desk holding your card and looking like you just woke up.

For practical purposes using college facilities really only makes sense if you are actually enrolled as a student or otherwise need to be on or around the campus. Sure it is free to use the gym but the cost of parking on campus might be more than a nice gym membership. (GMU monthly pass is $60 vs. gym $25-$40/month). You could probably find free parking but how far are you willing to walk for a "free" shower?

Living in a van in the student parking lot, you need to be more discreet so that the campus police (who often have little else to do) do not take an undue interest in your living arrangements. Compared to parking along the road and in public places overnight you can move around more and not be as noticeable.

If you already have a job or are looking for one, many companies have shower facilities on site for those who bicycle to work or run/work-out at lunch. Almost all government agencies have them.

In Fredericksburg on Lafayette Drive by a 7-11 store. 1 mile from Rt 1 The road comes out on Rt 1 at 4 Corners where its also called Rt 208..Courthopuse Road on the other side Of Rt 1 and Goes to Puddle Lake..on the other side its Lafayette Drive and it goes to the Rappahannock River in Fredericksburg at Sophia St.

There are also a couple at Greentop In Hanover County, Right off I 95 ..I saw some folk checking um out today.. These houses look like 2 story units. About 12 feet wide. And maybe 25 feet long, I think the "2nd" Story is a loft.

NO You Cant put one on a 39 K lot with water privileges..boat ramp..ect..at "Puddle Lake".."Over Staffed Cop Beer Can Lookout Lake"..Ahh..Ya....Lake Anna.. Thats it.. Houses there have to be so many Sq feet..Theres plenty of other land available cheap..In The Septic Tank Hellhole..Natch..LOL!

I have lived in an RV for 3 years now, FULL TIME. I live in my RV in California. I only stopped by this wretched site because I wanted to post an inflammatory remark about an Idiot I used to know when I lived in your shithole little state.
Dude! Do you know about Chinese Hornets? They're a fukall...they sting continuously until whatever they're stinging is dead. They live in your tress in the shithole state of Virginia. Know about Chiggers? I thought the name was a typical Virginia slur directed towards Chicano's and Blacks..Get it? Chig/Gers. Anyway they populate most of your grass land. Now add the idea of parking a rig in that shit. Fuk that! Move to California where you can enjoy the beach and mountains in less than 2 hours. The people aren't nearly as ignorant as the Fairfax crew that think their such "it people."

When it gets cold your lines freeze. Your water pump will freeze, Fairfax Propane will LOVE you since you'll be filling up your tank twice a week to keep those thin walls from cracking.

Walmart parking areas are full of people living in their RV's, cars, truck campers, along with the truckers getting their 8 hours shuteye there at all times of day. You could move around to different Walmart lots from every few days so the cops won't think you are permanent there. Then when your job ends, off you go anywhere else you please.

Another thing--Wait until the tax laws get changed this year before selling the house. Cap gains will go back to 15% then most likely.

The second thing in, put all that extra cash in a good portfolio of Closed end funds that generate lots of income in case you will need it in the future. Keep reinvesting the dividends until you must use them. You will have your own little pension that way until Social Security kicks in to add to yourr job pension.

Also lots of states have areas where you can rent a lot and park your RV on it with hookups ets for a monthly pad rental fee. Lets you stay as long as you want or as short a time.

Wonder whatever happened to the OP. He seemed like a troll, a little to bright-eyed and naive. Thing with an RV is you need power, a source for water, and a place to dump sewage. As a poster above pointed out, rv sites aren't cheap, hers costed $1000 a month. Besides, this area is too built up, unless he's willing to live an hour out or something.

When buying a trailer, I would pay attention to the vincode and make sure to make a free vin number lookup using special services - Epicvin, because you can see its full history of operation and whether it was hijacked, for example. It is really important not to buy, as they say, a pig in a poke.
