Fairfax County Malls (specifically Tysons and Springfield)

How many years do you all think they have left, considering....

A) Wages have NOT kept up with inflation- people are working 2 part time jobs instead of one full time, not to mention Medical costs rising...

B) Housing costs/rents have risen (average 1 bedroom apartment in Fairfax County is now close to $1500 a month- and that BARELY gets you out of the "ghetto" apartments- even THOSE are pushing 1200!)

C) The dollar in general- I think (my own personal opinion) we are going to have a stock market crash soon.....

D) Amazon.com, peapod.com and such- can order everything you need in life online- and 9x out of 10 it's cheaper!

E) Other malls are in the process of/have died (Landmark, Ballston is going downhill)

F) The metro bringing in "undesierable" lower-class people (both Tysons and Springfield have a walkable metro train stop nearby and plenty of buses)

G) Major retailers that used to be strong anchors (like Sears, Kohls, JC Penney on a serious downslide- and not many retailers can fill that space!!!


Your thoughts on this?

Ballston is going downhill. Haha, what a fuckin dumbass. Anyone who has been here a while knows Ballston mall has always been a piece of shit movie theater with a couple useless stores. There was never a sears or kohls at Tysons, and when JC Penney left the value of the mall went up.

I've lived here 30 years and have seen Tyson's stock go up and down. Trust me, its gone up over the last few years and will stay that way for some time.

1) They're pricing their restaurants and movie theater right, as in high-end. Even the food court by the theater ain't cheap.

2) The magnets and the stores in between cater to high-end shoppers. Tysons purposefully got rid of Spencers, Tilt, etc... The one exception maybe is Old Navy, and that's at the end where those shoppers won't be bugging anyone else. And with designer clothes comes the need to try them on in person.

3) There are no shortage of well-healed shoppers, and the new flood of Tysons urbanites will keep things that way. Cool coworking spaces like UberOffices are moving in, bringing with them young workers with cash to spend.

Tysons has been managed really well over the last decade or so, and it shows. Ballston is ok for what it is; it knows its place.

Remember Skyline Mall? ;) It's now a Target, which in my book is a huge improvement!

Let's also be clear on one thing. Metrorail is NOT cheap. There's already plenty of bus stops by Tysons Corner which bring in the low-income shoppers. Metrorail more likely will be bringing in the young professionals from the office park who will want to shop, eat, and catch a movie.

Only the poor scrubs are working 2 jobs to keep up, this is one of the wealthiest ares of the nation. The rent to income ratio around here is really fair compared to a lot of other places.

$1,500 between a couple making a combined $80k - $100k a year isn't much.

You still have to wait for it to come in the mail, and you can't try it on or take a look at it before you buy it.

TRANSLATION: This area has more than enough douche-bags to keep Tyson's going for a while.

I haven't been to the "new" Springfield Mall yet, but I'd go there before Tyson's any day. Not to mention Fair Oaks. Fuck Tyson's traffic. The snooty clowns that shop there can have it.

No it's not. Target treats their min wage employees like shit humiliates and belittles them just look at thebreakroom.org

TRANSLATION: I have no friends and very little disposable income.

I haven't left my house in weeks so I just buy things online. Being in a busy mall would give me lots of anxiety. I can't even imagine talking to a cashier, my social anxiety would send me in to a full blown panic.
