Screw Realtors Charging 6% fees - Way too much

Realtors do not do enough work to charge a 6% fee. Most of them are cocktail circuit old ladies who think they know everything.


If you are selling a home tell them nbo more than 3%.

If you are buying dont let them bullshit you into saying seller pays or it is built in - you are paying.

We need to put an end to this nonsense.

yup - its a scam, its clearly against the public and national interest, it clearly needs fixing and politicians don't have the b*lls to do it.

Anything more than about 2% acts to stall a slowing market precipitously.

Even flat prices effectively mean a 6% loss for sellers - which means supply dries up apart from people who are forced into taking that loss in a down market - no other industry would be allowed to get away with adding such friction to the economy.

The underlying problem is that buyers get their agents for free (initially at least)- which locks in a 3% loss for the seller on day one.

The problem is not that individual realtors make too much money, rather that the easy money draws in too many players - and the skimming by the big companies.

The typical seller gets fleeced, the typical buyer gets a property which is worth 6% less than they paid (because they'll have to go through the same process), and the typical realtor doesn't necessarily earn what people think they do.

6% of a 500k home is 30k - roughly 6 months of a reasonable income - no-one is doing 6 months work selling a house.

Most real estate commissions are split four ways...so nobody's making 30 grand on a 500K sale....more like $7500.

A good Realtor is worth the money, especially in the current market.

PS: I am not, and never have been a Realtor, but I dabble a little bit buying and selling SFHs, so I appreciate what a great agent can do.

I have had one great realtor. He has since retired (in his 70's now). He was worth his fee.

The problem is that the barrier to entry into the field is way too low, so it is very difficult to discern who is truly effective.

This kind of market weeds out the less skilled - so those left standing six months from now might comprise a good bunch to start from.

Real Estate Fees are not chiseled in stone. If you work with the seller's agent (and know the market), you can negotiate a fair price for the house and reduce the commission by 2%.

I entertained thoughts of being a real estate agent and took the course but realized early on that I don't look good with a knife in my back.

Real estate agents are like lawyers - they're everywhere. A few are very good and worth their weight in gold, the rest ...... well

If you have good credit and want to buy a home, now is the time to grab hold of the brass ring. But, the market today is much different than before.

In the olden days, in a buyers market, you could make an offer of 5% less than the list price and be pretty much in line with fair market. Today, home prices continue to decline, though most homeowners are reluctant to accept this and list their homes at unrealistic prices. Prices are expected to decline at least another 20% over the next year. When negotiating your offer, you should take that in mind and make offers in line with Market Value and not the sellers Perceived Value. It doesn't matter anymore if the offer is less than the seller's loan amount.

Unless you are talking about a former $1M McMansion, there are very few $500,000 (market value) homes in the area anymore (even McLean and Great Falls). In Northern VA, you can find nice 4 bedroom homes, in nice neighborhoods for $250,000 or less.

You may have seen the news reports of McMansion Auction Listings at $500,000 or less. CAUTION! Many of these owners, angry about the market turn, stripped their homes of upgrades, making them "ummortgageable." With auction homes, you buy sight unseen - if you are relying on a mortgage to finance your auction purchase, you will be rejected and lose your deposit.

The problem with realtors is that they try to convince bone-headed homeowners to sell their houses for what the market says they are worth. Who do they think they are? For instance, there is a homeowner in our neighborhood who is selling his house on his own. He insists it should sell for the same price it would have gone for in 2006. Obviously, this guy knows more than any realtor. That's why his house has sat on the market for six months with no offers. If he had used a realtor, think of how much money he would have lost if his house had actually sold!

The % commission you pay to a realtor is completely negotiable, though the agency the agent may work for may have a standard they won't go below. Anyone selling a home can ask the agent 1) what commission they charge and 2) what will they do that another agent won't.

I have met some absolutely worthless, semi-literate agents who are terrible about qualifying buyers, unrealistic about pricing and unmotivated when it comes to promoting the sale of your home. This was especially true in the past several years when people were gladly paying over asking price for homes that were overvalued. The market lead to arrogance and laziness amongst agents. Some agents were willing to accept a lesser commission, but when a townhouse in say Lorton that sold for 350k that won't fetch 180k today was selling at or over full price in less than a week with no seller concessions to prequalified buyers, it's really not much skin off an agents ass to drop 1% of his commission. The sales were just that easy.

These days if you have to pay full commish to get it sold (at the right price) do it. It's not impossible that the low ball commission agent can sell your house for the same asking in the same amount of time, but in many instances, such as if you need to sell fast, the higher % is worth every penny.

I think most, if not all, of the get-rich-quick assholes that got real estate licenses during the boom are long gone.

I have a great Realtor/Broker who works out of his house. He is a retired military officer.

His commission is 4%. 3% to the selling agent (he says agents won't show a house for less than 3%) and he gets 1%. If he sells the house (which he readily admits is unlikely) then the total commission is 3%.

He also has no listing periods....if you are unhappy with his service, all he requires is 24 hours notice to remove his sign, lockbox, etc.

The guy is great...works his ass off and gives almost daily progress reports. He calls me all the time to tell me of new listings I might be interested in.

The only downside is he only serves a limited geographical area. He doesn't want to drive all over hell for 1% and I don't blame him.

Pay nothing you idiot. Everything is negotiable. If you are selling offer an hourly wage to your liking. If you are buying ask that the asking price be reduced by whatever amount you want. You see, you are in control. Oh and stop your complaining for God's sake it is boring and makes you look very stupid...

You have a house listed at 300K, would you rather---

a) Get full price and pay 6% commission

b) Get 295k and pay 4% commission

c) Get 300k and pay 5% commission +3 grand towards closing


The answer is D, you can adjust sales price, commission price and concessions any way you like to achieve the net you desire. Make your agent work.

The whole system is a rip-off

take an example house that has sold a 4 times over the last 10-15 years of price rises and then the fall

200k
400k
600k
400k

6% at each sale means
12k
24k
36k
24k
= 96k in realtor fees (not re-weighted for inflation)

that means that >25% of the sale price of the house has been expropriated by realtors over time

other countries manage the whole process quite happily for about 1 - 1 1/2%

this suggests that >25% of residential mortgage debt nationally is simply paying for the cumulative inefficiency of the realtor industry - and that's before you add in other fees

This is just like getting cash back from credit cards - a sign that the system is highly inefficient and excess margins are being taken

With credit cards, it shows that the issuers are charging the retailers too much - and so have more of YOUR cash (in increased retail prices) that they can 'share' back with you

With realtors, it just shows that it doesn't cost them 3% to provide the service of buying or selling

When a market gets into a suboptimal lock like this and if it acts against the public interest, its time for regulatory or legislative intervention.

What nice neighbourhoods are you looking in? I'd love to see some example listings of this.

From what I've seen, even the fantasy "short sales" are no where near this price.

Trog, some of these properties haven't changed hands for several years, and the assessment is prior to the value decline. Your list isn't a good representation of today's "Market Value."


Example:

The first number is the current sale price, the second is the original listing price.

Your comment is not logical - who is their right mind will pay nearly $200,000 OVER assessed value (when values are still declining) for a home ANYWHERE?

Lolz! Who said the home listing prices were logical? They certainly haven't been for the last 6 years. The headers are shifted over, but that's exactly what that LP/Tax? column header is about: Listing Price/Tax Assessment. In this case, if you look at the column, you'll see this house that you picked is 124% above assessed value:

If you find that column and just scan down, you'll see it's not the only one where the home owner believes they can get above assessed value. And it's not even the worst one. Look at this one:

♥ FX6811020 $975,000 $975,000 $530,940 184% '07 174 9938 VALE RD VIENNA 22181 NA 4/3 0 1952 0.99 0 (They didn't even provide a picture...which is what that last zero means).

It's clear that, at least in the 4bdr homes in Vienna are concerned, home sellers are still living in fantasy land.
