If money is not an issue, offer several months in rent. Pay for a year in advance. I know a place, the woods of Fairfax, in Lorton. They are cool. The down side, NIGGERS! The place is infested. The pros, NO JEW'S! I'll take niggers over jews any day.

This is a stupid topic, but the RV suggestion is interesting.

Instead of throwing away $1200-1500 a month on rent for a shitty apartment, why not use that money for monthly payment on a Class C Motor Home? Lightly used, Good condition, less than 10 years old, you could easily pay for gas and a few nights a month in a campground to fill/dump your tanks.

Why rent an apartment in a shitty area, be surrounded by Hernandez' and Vishnu's, share common walls, get your place smelling like curry, get your car broken into, etc, etc, etc, when you could have your very own apartment on wheels?!?!? You're pretty much off the grid...no utility bills; as long as you can pay for gas you can run and charge your generator. Next Derecho and the power goes out? Fuck it, you're good in your mobile bachelor pad. Too drunk to drive? Why drive, you're already home! Can't figure out if your friends are coming to your place or youto theirs? Fuck it, you and your place are going over there. When its time to go home, you go to the driveway. Tired of fairfax? Uprooting is as easy as turning the key in the ignition. You now have a house in 49 states, Canada, Mexico and Central America. Going on vacation? The house comes with you. A relatively safe nights sleep is only a WalMart away...

And you still want to keep that trendy apartment in Clarendon with the rooftop pool??? Where is your sense of adventure?

I lived in a Tioga for a year as a kid and spent many summer weeks in KOA campgrounds. I would LOVE to be able to make a Motor Home work right now.

You could love for private listings' like a house or part of a house, like a basement instead of a large complex. If they are concerned about your credit you could offer two months rent as a security deposit instead of the usual one month. Private landlords are generally more flexible.

have you made an effort to clean up your credit since your credit report went south? Several years ago I had the same problem. I entered chapter 13 in an effort to pay everyone off. I found it easier to rent a townhouse from an owner rather than an apartment from a rental agency because I could talk to a person and show I had made an effort to stay on top of my bills. And of course I had to make the first and last month's rent.

We had bad credit but good income (family health crisis emptied our coffers) - we just told prospective landlords the truth and showed them our pay stubs. We set up automatic withdraw with the landlord and are early every month. We live in a very nice house in a very nice neighborhood and are rebuilding our credit paying off our past due debts and all our current obligations on time. Our landlord appreciated our honesty and we take excellent care of the property for them - they love us...

If you've got messed up credit, it doesn't matter how much security deposit you offer to put down, most places simply won't take you (I had a co-worker who offered a year's rent, in advance, to a place and they just said thanks but no thanks).

The idea of renting from a private party is pretty much your only route if you're getting turned down from a lot of commercial apartments. They'll charge you first and last months rent up front, and may also ask for an additional security deposit which they'll use to cover the cost of evicting your ass if you're 5 seconds late with the rent.

And Old Centreville Gardens, despite the name, is actually located in Manassas, and not in the nicest neighborhood of Manassas (which is saying something), which explains the low rent.

That is the problem when the person you are dealing with has no discretion and is told to base all rental decisions on some arbitrary considerations. If rent has been paid in advance the only way the landlord can get screwed is if the tenant trashes the place or is a nuisance who drives out other good tenants. These are risks with any tenant, good credit or not.

Craigslist for share a house/townhouse/condo. Probably can find one with your own bath, plenty of dual master suite options out there.
