Anyone been to Blackfinn Sports Bar in Marrifield?

It just opened, been meaning to try it out. What are your thoughts on the place?

There's a town called Merrifield? I thought it was an intersection.

Menu looks interesting, if a little on the BACON EVERYWHERE side. Decent beer selection too. Seems like they aren't trying to be overly upscale. Lost Dog is a block away though, seems like they might cannibalize the same crowd. No complaints though, I'll check them out.

I didn't know that there was a Lost Dog in the vicinity. In that case, I will over-patronize Blackfinn, because the other Lost Dogs that I have been to blow, if you will excuse the term, "dog dicks". I wish Blackfinn much success, and hopefully I will like it enough to be a regular patrom. Lost Dog, not so much.

Give 'em a break. They do a lot to place homeless animals in the area. Pizza, sandwiches, lots of beer, and a clear conscience? What more do you want?

Yeah. It is super tough to live across the street from a Korean Market, an Arby's, and Home Depot. Talk about uber exclusive. LOL.

Maybe one day I can strive to be near a thrift store like Unique!

All outside the beltway! Who could ask for more?

No, not tough. Just rents of $35-40 per sqft per month (plus parking) and the place isn't even built out yet.

I haven't been to the new one in Merrifield yet, but I've been to the one in Bethesda. I like the place. Good food, lots of beer/drink options, and a good atmosphere. The Bethesda location mainly had people from late their late 20's to 40's who want to enjoy a nice, neighborhood sports bar atmosphere. It is nothing like the cheesy nightclub atmosphere of Velocity Five or Shark Club.

Well, those two places targeted HS drop-out and trailer-park money. Halstead Square, the Mosaic District, and the Mill Creek project are all pricey enough to weed those folks out and draw a much more upscale clientelle. Management needs to keep service levels high for this first wave of incomers. If they can build up a high-end buzz, the place will be a cash cow for investors and a great place to live, work, and shop for everybody else.

LOL! Pizza and sandwiches aren't hollandaise and soufflés. It's hard to mess them up. But foodies have to pretend to having these lofty palates and all, so they complain about such things anyway. It's all such a farce.

Bwahahahaha. $35-$40/sqft/month? You are contending that a 750-800 sqft one bedroom apartment is renting for $25,000-$30,000/month????? Yeah, I'm going to call bullshit on that one. Show me a link to any apartment in Merrifield that is renting for that much.

Commercial property isn't even renting at that rate, you idiot. You might find a few places that get that in rent per YEAR, but not per month.

I can have it, but would never want it. There is just something unappealing about living in a community where the centerpiece is a 5 story parking garage! LOL.

I am old enough to know that Merrifield is a wasteland that is outside the beltway. I am old enough to know not to spout bullshit stats on a message board. I am old enough to know that you are an idiot. Bwaahahahahahahaha. $35-40/MONTH. Thanks for starting my day off with a laugh, moron.

Think "typo", slowpoke. 700 sqft for $2600-2800 (plus parking) and that's the intro teaser rate. Obviously above your pay-grade, Not to mention your IQ.

You should have seen Ballston in the early days. BUt I'd guess you weren't born yet at the time. Either that or you have developed v-e-r-y slowly. "Outside the Beltway" hasn't been a slur since the 60's. Just another freaking out-of-date dumb-shit.

What typo? You were dead wrong and now you are doubling down on it. For an idiot, you are pretty stubborn. What was your typo?

LOL. My pay grade puts me in a 3000 sqft SFH INSIDE the beltway walking distance to the orange line. Run the numbers on that and tell me what my pay grade is. Wait, I forgot math is clearly not your strong suit. LOL. $35-$40/sqft/month. Effing hilarious.

I did and Merrifield is no Ballston.

Been here 30+ years.

Nope. Funny coming from the moron that claimed Merrifield rents are in the $35-40/sqft/month range. Don't you think it is time to change your name here?

It isn't a slur it is a fact. I get it, you can't afford to get inside the beltway so you fall in love with a community that has a five story parking garage as its centerpiece. We all have standards. Yours are just a little lower.

How long are you going to try staking your failed case to a typo? Congratulations though on exchanging your life's work for ownership of a badly upgraded WWII-era home that would be a tear-down anywhere else sitting on a lot that's barely larger than the living area. That's quite some accomplishment alright. If you've been here 30 years (no more likely than anything else you've posted), you'd know that Ballston wasn't Ballston at the start either. It was for years a sad-sack dusty white-elephant that seemed headed toward anything but success -- an urban planning failure that even Metro couldn't revive. Merrifield is off to a far better start, but dumb-shits aren't aware of it for never having left their crumbling, inner-ring world.

What typo? Point it out. Was the typo $35-40? Was it sqft? Was it month? Which one of those was the typo?

I'll give you a hint. What you did in your name in the last post was a typo. Nothing about your $35-40/sqft/month is a typo. It is your stupidity coming out for all to see.

You must not know when WWII occurred. Given your math skills, it is not really surprise there. Slightly over a third of an acre is barely larger than the living area?

Funny though you bring up lot size. I bet they are enormous in Merrifield!

You mean the world you can't afford and are butthurt about it? Ballston had the advantage of a coordinated improvement area from Rosslyn to Ballston along Wilson. Gallows just isn't the same. Lee highway isn't the same.

Congrats, you found a little oasis centered around a 5 story parking garage across the street from a Home Depot, an HMart and a nursery. All this and a crappy interesection to boot. Yeah, you win! LOL.

You aren't helping your cause by claiming to need an explanation. The componentry has been presented. You can't move on because you know full well you have nothing to say beyond typo, typo, typo.

LOL! Your inside-the-beltway nirvana is typified by pre-1950's construction on itsy-bitsy lots. Tiny rooms, tiny windows, tiny closets, all bunched together into block after block of the land that time forgot. Not that living in an over-priced, over-taxed tear-down is always a bad thing. Some people find these homes rather quaint, as if they were all craftsman bungalows in Del Ray. They aren't of course. They are just more over-priced, over-taxed tear-downs.

> Funny though you bring up lot size. I bet they
> are enormous in Merrifield!

Depends where in Merrifield you are. The area spoken of so far here has been the Town Center -- the area with all the destination shopping and restaurants. As you may not be familiar with DC either, I should perhaps point out that the character of Foxhall is rather different from that found in the area around 17th & K, NW. Move out a bit from that Town Center in Merrifield and lots that dwarf yours are commonplace.

> It is and you are clearly bitter

Go ahead and pat yourself on the back. No one else will. As for my personal situation, I used to live inside the Beltway. Then I got smart. As the result, my shed is likely larger than your living room and probably cost more than your car as well.

Silly boy. It's the same high-density, TOD paradigm. It looked for a good while like all the experts were going to be wrong when it was tried out in Ballston, but after some years of fumbling about, the county and developers finally managed to get things sorted out. Lessons-learned are on display in Metro West, the Mosaic District, and Halstead Square, with more on the way in the Mill Creek and Hitt projects still under construction. All of it of course tied into the Tysons urban master plan that will send property values soaring in the area. Meanwhile, you all can't find the money or will to do the Columbia Pike Transit Corridor. Fail.

Your ignorance and crass provincialism are showing once again. You really should try to get out more. And of course, I don't live there. Merrifield is the new haven for the active, ambitious, and creative young people who will drive area economic development over the next 25 years. I've already done my part on that score, but Arlington et al. ought to be worried about prospects for a looming brain-drain. It's no fun being hollowed out, you know.

You are the one that keeps contending you made a typo. What was the typo?

Let me help you out here as you seem to need it.

ty·po noun plural typos

Definition of TYPO

: an error (as of spelling) in typed or typeset material

http://www.merriam-webster.com/dictionary/typo

Now, where did you make an error (as of spelling) when you typed your ridiculous contention?

I don't think you even know what is considered Merrifield. Merrifield consists of about 5,000 households many of which are the same small lots small homes you derided above.

This is Merrifield:

http://www.redfin.com/VA/Fairfax/8887-Olive-Mae-Cir-22031/home/21706262

Much of Merrifield is ripe for teardown which is why you see listings like these:

http://www.redfin.com/homes-for-sale#!market=dc&region_id=24550&region_type=6&status=131&v=8

Notice the lot sizes on these homes.

And, besides these, you have some subpar townhouse communities and some newer townhouse communities.

Use that dictionary I linked to above and look up the word "commonplace" and get back to us. What'd you find out, sport?

LOL. You have a shed. Get a garage you poor fool. You didn't get smart, you compromised based upon your finances. What moron foolishly lives further out unless it is to get a larger home than they could afford closer in?

It isn't provicnialism, it is reality and the real estate numbers more than prove me correct. As for ignorance? You mean like claiming that rents in Merrifield go for $35-40/sqft/month? That kind of ignorance?

You are all idiots, frankly.

With the massive INOVA expansion, the area is transforming right before your eyes and you are too stupid to even realize it. Soon INOVA will begin the building of the biggest women's hospital on the entire east coast.

Keep arguing....most of the low rent stores will soon be gone. Forced out or they will take advantage of the opportunity and will sell to developers.

Within two years, you will not recognize the area.

Still at it, eh? What's that they say about people who keep doing the same thing while expecting different results? You're confirming all of that in spades.

> I don't think you even know what is considered

Is it really necessary to point out that the likes of Dunn Loring, Merrifield, and Annandale are not incorporated areas and thus have no proper legal boundaries for out-classed pinheads to try to remind other people of? For someone who purports to have been here for 30+ years, you certainly haven't caught on any too quickly to the way we actually do things here.

> Much of Merrifield is ripe for teardown which is
> why you see listings like these: Notice the lot

Um, those are predominantly townhomes, Professor. An across-the-street exception however is on a 40K sqft lot. It's up at $1.2 million. Eat your heart out, Mr. 14K.

> And, besides these, you have some subpar townhouse
> communities and some newer townhouse communities.

Even if you could back this up to a degree not here or heretofore demonstrated, it amounts to an argument that X does not exist because Not-X does. This is a form of argument put forward only by propagandists and stupid people. Not sure yet which group you would more properly be considered a part of, but I have a sneaking suspicion.

> LOL. You have a shed. Get a garage you poor
> fool. You didn't get smart, you compromised based
> upon your finances.

Reminder: This is Virginia. Garages here are a wasted investment. A well-appointed carport is the most one might need. The quite likely larger-than-your-living-room (and hand-built cypress) shed is meanwhile necessary to provide appropriate shelter and security for tractors, mowers, blowers, sweepers, chippers, and the like, and in order assure that the carport cannot become encumbered by such and therefore unable to meet its own primary purposes. I don't suppose though that third-of-an-acre types from inside-the-Beltway would actually have much familiarity with such as tractors, mowers, blowers, sweepers, chippers, and the like. Must all sound very strange.

> What moron foolishly lives further out unless it is to
> get a larger home than they could afford closer in?

Have I mentioned that I also have a townhouse on Capitol Hill? Well, actually my LLC leases it. It's near Eastern Market and the Natatorium. Are you familiar with that area at all? Dinner Sunday at La Lomita Dos. PA at about 3rd SE. Very nice Mexican comfort food. You should try it sometime. But back to outside the Beltway once again. Do you have a stream on either side of your property? How many sqft of porches and patios have you managed to squeeze into your puny parcel? Does your home look out from atop a ridge across a lush valley full of beautiful but often irritating wildlife? No? Guess it's actually you who has done the compromising here.

> Who is "you all"? I could care less about
> Columbia Pike.

That would be the people of your beloved inside-the Beltway homeland, and of course you don't care if it falters while Merrifield surges ahead. You will one day, but you aren't ready for it yet.

> I've been to the Mosaic a few times and I

You didn't seem to think much of VDOT's completely redesigned intersections of Lee Highway with both Gallows Road and the Beltway. Were you even aware of them?

> Yeah, we know, you have a monster living room!

Well, one is certainly larger than the other, and yes, even the smaller one would be larger than what might be considered average over where you are.

> Brains and cash have been moving closer in for

You may have missed much or all of the respective reporting earlier this year. Arlington County projects that it will add 45,000 residents and 80,000 jobs by 2040. Tysons Corner alone is projected to do more than that.

True, getting you to answer a straight forward question is, in fact, a lost cause, but it is oh so much fun watching you squirm about trying to stand by your "typo" defense. If you want me to stop bringing it up, point to the exact word or phrase that is a "typo." I didn't think so. What is it they say about those that continually duck questions?

Oh, ok, now we are talking about Merrifield and its surrounding areas as well. Way to expand the board to suit your idiotic claims. Merrifield is exactly how I described it according to the Census Bureau. But they, what do they know? Certainly some random know it all on FFXU must be more knowledgeable on the matter.

This is a townhome?

LOL. Are you talking about this one?

The idiot that listed that house is about as bright as you are. He listed the house as 40,000 square feet and the lot at .38 acre which is about 16,500 square feet. Lets hear your excuse for this one, idiot. I suppose that was another "typo" too, right? LOL.

Making you look stupid isn't even sporting anymore.

Take a drive around Merrifield and tell me I'm wrong.

Tis is just what I want right down the street:

I have eaten there many a times. It has gone down hill in recent years in my opinion, but still fairly good. The steak enchiladas are my go to there.

Adding people and jobs is a brain drain? Again, your math is astounding. LOL.

This may be your most entertaining post yet. 40,000 sqft lot. LOL.

Just rubbing your face in the fact that you've been having your ass handed to you for five years.

40,000 square feet. Bwahhahahahahahha!

It's amazing you can sit down given the ass beatings you've endured. You must need extra padding in that beat up Lincoln Town car you pride yourself on being driven around in!

You were given a simple task and you dodged it like a pussy. Further, there was never any claim that there are no neighborhoods of seven figure homes along the W&OD neighborhood. In fact there, are numerous seven figure himes adjacent to the trail all throughout Falls Church. Point to the posts that substantiate both of those errant claims of yours.

Provide evidence of your misdiagnosis of equinophobia. Provide a single shred of evidence where I said there are no neighborhoods of seven figure homes along the W&OD neighborhood. If you continue to refuse to address these issues, you might as well admit you are a liar, liar.

In order to do it again, there would have needed to be a first time.

Your memory losses are not my problem. You've had five years to do work here on your own. Get to it already. In any event though, you will have lost here on a grand scale. Seeking to build a case on an obvious typo is a fool's errand of an epic sort.

They aren't memory losses. Your problem is that no statements to support your ridiculous assertions were ever made by me. Your problem is that you can't find them because they don't exist. But, your main problem, however, is that you are a confirmed liar.

There was more than a typo in your bonehead moves. Remember when you confused a 16K sq.ft. lot with a 40K sq.ft lot? Yeah, that's the stupid mistakes that posers and pretenders make.

I see exposing your lies has caused you much butthurt. Maybe the way to ease that butthurt is to provide some evidence for your lies.
