South Run has turned ghetto. Here is a prime example of a once prestigious neighborhood gone in the shitter. HOA rules are not enforced since the community was sued by one of its own. Now parking the front yard is acceptable. Trash cans on the street for days. The neighborhood looks rundown. Residents think just because they have a lot bigger than average they can leave crap out in their yard. Ten years ago a house would sell in a few days now its three months. I moved out and rent out my south run house, took a drive thru the other day and can’t believe how shitty it looks.

Owners move out so they rent out their houses. GUESS WHAT BUD, RENTERS TURN A NEIGHBORHOOD INTO TRASH!!!! IT'S NOT THEIR PROPERTY SO WHY SHOULD THEY DO ANYTHING ABOUT IT???? THE ONLY MONEY THEY WILL SPEND IS MONEY FOR THE RENT!!! DON'T EXPECT RENTERS TO USE ANY OF THEIR MONEY TO "KEEP UP" THE NEIGHBORHOOD!!!

It happens to every neighborhood outside the beltway. After the first set of owners move out, the community goes to shit. Believe it or not, Dale City used to be a pretty idyllic place to live. In about 10-15 years, people will be referring to South Riding, Ashburn, etc. the same way they refer to Dale City.

Want to see a shitty neighborhood that used to be nice? Visit South Run Crossing or South Run Forest (further down the FFX Cty Pwy on the other side of South Run Rec Center.) Since Van Metre built the 90 $1.5million homes two years ago, the two older neighborhoods have gone to hell. A recent drive through this 'hood I found drug dealers routinely selling to vehicles on one street; a guy running a auto repair business out of his garage on another, and another guy with anger issues taking a sledge hammer to his lawn mower! WTF!

Trashy lawns, unpainted houses, and people that just don't give a fuck. I rent out two houses in South Run Crossing and one in South Run Forest. I have had to cut what I ask for in rent by $200 per month, because the neighborhoods are heading down hill FAST!. Used to be able to rent to military families in two weeks, now it is taking a couple months to get tenants in my houses. They drive through the neighborhood see how trashy it looks and say no thanks!

I am thinking of selling my houses and houses used to sell really fast in this hood too! But one house that went up a month ago for $689,000 has already cut their price $40,000!

The fact the this 'hood has no community pool, is too damn close to the parkway, and the trashy look of most of the properties in this 'hood and you can see why homes don't sell here!

FYI I pay for all maintence, lawn service,leaf removal and the house was pristine and ready for sale prior to renting. I just didn't feel like giving 50k to a scumb bag realtor. I'm renting to a military family for half price.

Really? Rt 1 regardless of ethnicity is known up and down the East Coast for being a shit hole. This also applies to holier than thou Fairfax County.

South Run is about 10 miles away from Route 1.

Blame the management company/manager. Crosspointe is looking sweet they even got their streets repaved. Same management firm as South Run just better manager. South Run has had the same lazy manager for years. South Run's open space once looked nice but now it's an unkept weed infected mess.The residents are being ripped off. Prime example of "looks good enough" South Run continues to hire the same lazy maintence firm that "take the money and run"

Daventry in Springfield is really nice. HOA cracks the whip every time they can but it keeps our home values up so I can't complain.

The comment that "as soon as the first set of owners move out, the community goes to shit" is not true at all. I have managed communities in the DC metro for 30 years, and most are prettier and better run now, than when they were built 25-35 years ago. The reason they go to hell, is Boards who are afraid of enforcing policies, or spending the money needed to maintain a community; or management that "low balls" the contract in order to get it, and then does the minimum amount of work.

And why should they? Property owners that rent generally are cheap motherfuckers that only care about collecting rent and doing the absolute minimum just short of the property being condemned by inspectors. Note I did not say "all" landlords.

You homeowners should lay blame squarely on your neighbors who "sold out" by renting out their property and moving on to greener pastures.
