i have a friend who works for Vornado who said she is in negotiations with the new leases coming to springfield mall. currently she said the neiman marcus is pending signature on thier lease, and many high scale boutiques have already signed. She said the boutiques coming are similar to those in Galleria, such as Marc Jacobs, Juicy Couture, etc.

looks like its finally coming to fruition.

There is even talk of a VCR/Pager repair store getting a lease.

The plans are for a mall to be developed similar to Tysons II Galleria, Not Tysons I. If thats the case, then it should be a pretty good mall. Tysons is about to go downhill with the new metro. We are going to see LOTS of folks who never were able to get to tysons, now having the ability to get there, ie, Thugs, PG county folks, etc.

Springfield mall surrounding areas arent so bad. Theres a HUGE wegmans coming to beaulah street which is right down the road...Belvoir BRAC is actually going to help out that area a lot.

ill try to keep FFXU updated on what i hear from my Vornado friend, as long as the haters keep away

To avoid mandatory "doomsday" cuts, the commission is looking at half a TRILLION in defense cuts, Virginia and California are states directly in the cost cutting crosshairs because they rank #1 and #2 in defense spending benefits.

So you are saying they are just going to close down that huge building off FFX County Parkway that is so big it has its own fire station??? And toss away all of the expense invested into the roads?? Any idea of a time frame? Given the demo and redevelopment that would have to occur, I would have to imagine we're looking at ~ 5 years at the least. I don't know Vornado's financial situation; is it good enough to take advantage of what have to be record low financing rates?

Any idea when a formal announcement might be forthcoming?

The stereo shop down the hall from W. Bell, along with the pizza shop across from it
Springfield Hobby, complete with some NOS early/mid 80s skateboard decks at $50/ea

I saw Empire Strikes Back there in December 1980 and the line snaked around the damn building.

i just texted my friend on the update of the mall. Her response:

"They have the renderings approved, now they are working on getting all the permits to begin construction. Permits take forever, and they will be starting on the inside first, as far as construction"

i wanted to know WHEN we will begin to see the physical change on the mall itself. Springfield mall is such a blight.

as far as formal announcement, i dont know.

When the money disappears, the Defense department walks away - billion dollar programs are abandonded on a regular basis.

I don't have the article about cost-cutting in front of me but I recall that Boeing will be a potential target and the Osprey program could go - which will hit a locality in Ohio hard. And there's Virginia (I'm guessing Navy programs could take a big hit, bad for Newport News) and California.

Defense air programs are big dollar investments just to get the planes off the ground and operational, when the money disappears, the Pentagon simply walks away.

Put the BRAC building on Seminary and the huge monster in S'field in perspective -including the roads, that's a nit in defense spending terms.

The buildings may be there but if/when there are huge job cuts, suppose they are only .50 or .75% occupied? How does that benefit S'field?

On second thought - have your reborn party now - it could be you'll be having a different kind of party in November when the commission tells you what stays open and what goes.

Anyone who doesn't believe change is coming to Springfield obviously hasn't been there in awhile. Drive up and down Keene Mill and you can see what is happening. Buildings are being torn down, new ones going up all over. I guess they are just jealous because at least someone's house value will be increasing over the next few years!

Needless Markup coming to Springfield? Ok - that's like serving mad dog 20/20 at a french restaurant. Then again I am sure they will cater to all the thugs seeing that they've successfully ruined the image of brands like Gucci and LV. Having worked at the Galleria (which is pretty empty these days) it made sense to have stores like NM, Saks, Gucci, etc. seeing that McLean itself is a pretty rich area and it's pretty close to Montgomery County MD and guests from the Ritz. But maybe this an attempt to put Springfield VA on the map. New York, Hong Kong, London, Paris, Tokyo, Beverly Hills, Duesseldorf, and SPRINGFIELD

In a time when even the rich are trying not to be so "showy" with their money, I find it awfully hard to believe Neiman Marcus is opening any stores at all. Now, in regards to the Springfield mall location, I'll bet that's a major location where they abruptly turned their noses up to and demanded to be driven in the limo back to Reagan airport so they could get the hell out of the area.

That place is a shithole and always has been. A good friend was car jacked there a year ago. Dude walks up as she's unlocking the door. THis douche punches this 55yr old lady in the stomach, then pushes her to the ground, breaking her arm in the process. Hops in the the car and takes off. Gets stopped on 95 south and claims she "gave him" the car. His excuse for needing the car? Was late for his sentencing in a drug case in Richmond.

They can put in all the high end shops they want and then watch as people avoid that dump like the plague.

lortongal, what does your friend say they are going to do with Target? Can Target co-exist with upscale retail? I could see them planning an "outlet" type of mall similar to Potomac Mills that has "off Saks 5th" and Neiman Mark-us-up leftovers. But if the vision is to be like Galleria, then Target has to go.

Needle in a Haystack was awesome.

I worked there. My boss was nuts with a big huge white-guy afro. Totally stuck in the 1970's (and this was the early 90's).

But it was a great job. They paid a higher hourly wage than other places in the mall and nobody ever really bought anything from us, so it was cake work. And I got to hit on all the chicks that worked at the ice cream place next door.

Carmel toppings are delicious, if you know what I mean!

Heres what else she told me ( a few months ago)
I was told that the current stores are going to run thier leases out, and they will NOT be renewed. The intent is to get rid of the current stores and only bring in upscale boutiques. The mall will NOT be an outlet style, it will be copied after Galleria. My same questions were "off 5th?", she said "no, NM"

the outside of the mall will be remodeled too, to completely change the appearance. it wont look the same.

target will probably remain there until something better takes it place.

its going to be a long slow process for this springfield mall reformation. she did say the official name is now "springfield town center"

do some google searches on this and see what you can find.

Im NOT a troll, i am merely relaying info from a source within Vornado who works in the commercial realty office in crystal city.

she did say that much of what she told me a few months ago, is now up in the air, as things have changed, meaning some boutiques that were looking to sign leases, still havent executed them and they are still "in talks"

either way, its NOT to be another potomac mills, its to be another Galleria.

From the Chamber of Commerce website. Change is coming, albiet slowly. You can expect the apartments behind Trader Joe's to be demolished one day as well. Plans are for luxury apartments to be built in their place.

Old Keene Mill Road Loses Last Eyesore

Demolition of the long vacant and blighted Long John Silver building on Old Keene Mill Road has begun and is expected to be completed early in the week of July 11. Supervisor Jeffrey C. McKay (D-Lee District) commented that “this is another step forward for the revitalization of central Springfield. While waiting for market conditions to support major revitalization projects, Fairfax County has actively supported cleaning up problem properties and setting the stage for positive growth.”

“In the past 18 months, we will have lost three graffiti magnets and dumping grounds on gateway sites to central Springfield (the former Chi-Chis, soon to be a Homewood Suites and the former Circuit City building, now a Fairfax County commuter parking lot).

The Corporate Office of Vornado Charles E. Smith in Crystal City has nothing to do with Springfield Mall. It's run out of the corporate Vornado Realty Trust office in NYC, which if you read the news, purposfully default on their original loan in order to regoiate the terms of the original deal.

That said, changes are coming to Springfield Mall, their is simply not a firm deadline at the moment as to when.

One of the plans thrown out was to topple the entire mall with exception of Macy's (which was just redeveloped in the last 10 years), and Target. Then develop mixed use residential, retail and commericial.

Trust me, there is nothing firm at this point other than getting the existing tenants and hallway carts out of the defunct shopping mall.

I do miss the monte cristo from Bennagins though.

I meant restructure the loan rather than renegotiate in the 2nd sentence.
