27 years ago, I flipped my first house in NOVA. Today, I look in my records and I see that I have flipped 447 homes since then.

I don't get the hate for my line of work. I find rundown properties in neighborhoods all over the region. My crew and I renovate them using our own hands and backs. And then I personally handle the re-sale myself. I'm no Chip Gaines but I do ok. I offer a 5 year full home warranty on all of my homes I sell and I've had 5 claims.

My money buys the house. My money and my sweat pays for the renovation. So, why shouldn't I profit?

I think a lot of this is sour grapes by people who chose to live next door to a dumpy house and then watch someone like me waltz in and extract tens of thousands of dollars of money that was basically lying around.

I work sun up to sun down 7 days a week. I'm white and I employ whites.

I have flipped a few houses but I pay illegals to do most of the work. Sometimes I rent them to illegals for a year or two before starting the renovations. They are not picky about the condition of the property and they pay the rent in cash and usually on time. One of the first illegals I rented to does all my painting and carpet work to this day.

The tax consequences of flipping suck so I do the same as above, I rent it out to minorities for the first couple years and then renovate, cutting costs and corners every chance I get during the reno.

On a side not, icare the fairfax database stopped allowing google to crawl it's data. You used to be able to use google search to scan through their database instead of the shitty search they have.

I pay my guy cash just like everyone else does, he gives me a receipt and from there we're both happy. I get to deduct his labor and he gets his cash.

I see what you're getting at, but in the flipping business we don't play by those rules. Maybe other things like restaurants or hotels you have a point.

LOL! What goverment involvement?? Renovating a house requires zero goverment involvement unless you're making major structural changes. Which would be avoided anyways unless that's your specialty.

LOL, no one gets permits for renovations. The only exception being major structural changes or additions. In your dream world do people actually pull a permits to put new cabinets, flooring, countertops and other cosmetic changes.
