How can I screen out problem tenants?

Looking to rent out a room in my town home. I like the idea of being able to pay off my mortgage more quickly, but also want to avoid problem children.

Any ideas besides "Check references"? Look over their Facebook?

Fortunately I won't have THAT type of problem, i.e., problem families.

My place will only be rented to 1 person. But I know that 1 person can be trouble, too, so...

I have a neighbor who rents out a room but only to grad students at GMU.
They might not be around very long but he's had very good luck with them.

Faggots are great tenants. No niggers, spics, or muzzies though.

Young white girls are not the best tenants, they move around a lot, and are forgetful.

Asians and white older than 35 are usually good tenants.

Young single girls also have boyfriends who can be problems. And too much drama in general. Avoid them.

From my experience:

Avoid anyone who studied law or criminal psych or similar.

Avoid federal civil service people.

Best if you can find one: military officer.

I have a number of properties I rent. The list above is what I pretty much stick to on first evaluating a potential renter as a likely problem. My house, my rules, my investment, my risk, my decision. In all the years I've rented, I've had only one problem, so the system works. I can screen out on any number of criteria and can always find a reason if I want to.

Fair Housing Act? Life's not fair, dimwit, get used to it. I'll bet you have one of those Coexist bumper stickers on your Prius, don't you?

Whether you like it or not, you are subject to the Fair Housing Act, like everyone else. As you point out, you can 'always find a reason' if you want to, but you run the risk of getting caught one day. I don't much like it either, but 'life's not fair'.

In any case, military officers in my experience make the best tenants; lawyers and twenty-somethings the worst.

Anyone with bad credit contests it; the credit bureaus, fearing lawsuits, will usually remove it.

Many bad tenants (e.g., illegals) don't have credit reports anyway. Many people with common names have credit reports that are so full of mistakes that they don't mean anything.

Agree w/previous person, you want a screening service run by either ex-FBI (or similar) people or one with connections to those places.

Please tell us when your next property is coming on the market. There are a number of organizations out there with the personalities of pit bulls that would love to have you deny housing to one of their carefully screened candidates, just so they can make your life hell. If you think you've got some sure fire undetectable method of discriminating against prospective tenants, chances are they've already seen it. The days of "my house, my rules" are largely over unless you are a really small time operation doing it all yourself.

Not true, chances are a landlord is using something like www.postlets.com

So when he gets replies, you can see their name/email/phone# before even contacting them.

If you see Tyrone or Shenequa in the contact form, you simply ignore it.

The days of "open house" for rentals are over, you can do everything online. I screen all my possible tenants before I even contact them, never mind letting them ever step food it my property. I very rarely show my property to more than 1 - 2 people before its rented.

I would not rent to a single girl. She will always have some overnight guest to bang her AND she will always have an excuse not to have next months rent.

As I said, my investment, my risk - and my rules on who I do business with to protect it. My ways work and will continue to work, and I have not had deadbeats to deal with, nor those who would trash *my* property. And we're all happier for it.

What are you interested in? I have something coming up in February if you want a 5 bedroom single family in a nice neighborhood. A condo close to Metro? One in March - great for a commuter. A 3-bed bungalow will be available next May. All others appear right now to be longer-term tenants interested in staying. I have several out of state if you're thinking of moving. For summer planners, I have some short term rentals near the beach.

Background checks?

I use the arrest/ticket search feature right here if they are local.

Also search using their address, see if their old roomates or relatives are also fuckheads..

A moving violation or two, or even a single DWI or weed bust is not a disqualifier. Any type of theft or assault is a deal breaker.

Search the VA court records to see if they've been sued or have sued a lot of people. Usually that is a sign of problems.

The most important thing is to have a physical barrier between you and your renter. This idea that you're renting out an empty room in your house sounds like a really simple way to chip away at your mortgage but, when you rent out a room, you're still having to see and deal with your tenant on a daily basis. Naw dawg...fuck that. I don't want to see you, hear you or smell you...just show me the money.

I rent out my fully furnished basement. There's a small kitchen down there and a full bath down there and best of all, it has an exterior entrance. The interior stairs lead to the main floor of the house and I have had that door and frame fully reinforced. My tenants know via the lease to come and go from the exterior entrance downstairs only and not to park in my driveway.

My main washer and dryer are in the basement which my tenants have access, too and I have also installed a smaller, stackable washer/dryer combo appliance in my pantry. If I have comforters or other heavy duty washing to do, I just send my tenant a text or email saying, "I have 3 loads of wash. What's a good time to come down when you won't be there?".

I've been renting out my basement for 15 years and I have had no problems.

Curiously, just ask the potential tenant who they voted for in 2012.

If they proudly say "Obama," then shoo them away like the vermin that they are.

If they say, "I can't answer that, it's un-Constitutional to ask me that," then shoo them away as fast as possible.

If they answer, "I didn't vote" or "I voted for Romney", then, perhaps, accept them as acolytes, but be dubious.
